What Is Happening In France?
2026/10/24
In 2004 I assumed responsibility for two chip design organizations in France based in a suburb of Paris and another just west of Nice. These teams were part of the acquisition of IBM's microprocessor development team. As a result of leading this teams for several years, I became deeply immersed in the social and employment culture of France. That doesn't mean that I took on the personal characteristics of a French citizen. I was just immersed in it long enough to understand it. The protests that we are seeing in France have always been hovering beneath the surface. It is part of the French culture to protest and to protest loudly. In fact, some of my employees staged two days of protest marches in solidarity with the IBM union when the union created the narrative that IBM was getting rid of people by selling a business unit to an outside company. I’m telling you this to help you understand the French psyche.
It is clear that France is at a fiscal turning point. The country cannot afford its social programs. No politician will get elected on a platform of fiscal responsibility.
The entire French nation is bracing for further unrest this weekend. Public transportation has been suspended in many major cities including Paris. Protest marches have been banned in many cities and are only being permitted on an exceptional basis for certain union led protest marches.
When I was in France, my staff used to tell me, Victor, you don’t understand. You come to France with your US and Canadian perspective. You don’t understand how important job security is in France. In an environment where it costs so much to fire someone, the consequence is that very few people actually get hired. You see in France, any company with more than 50 employees is required to have a union by law. So for those who do have a job in an enterprise that is protected by a union, getting a job is essentially a guarantee of financial stability. But it is also a prison. You can’t just leave and find a higher paying job. So when inflation robs people of their purchasing power, these people are trapped. They feel entitled to a certain standard of living and when the environment doesn’t deliver it, they blame the French government. The protests in France over high fuel prices make no sense. The high prices are a result of the war between Russia and the Ukraine, combined with the war in the Persian Gulf. If anything, people from France should be protest marching in Moscow and Washington DC instead of Paris.

Is The Software Industry Dead?
2026/10/20
There is a new software called REA (reverse engineer anything).
REA is an open source tool that connects to artificial intelligence coding agents through something called the Model Context Protocol. In plain English, it gives an agent the ability to decompile software, meaning take a finished application and work backward to understand its underlying code and logic.
Point your agent at an app. Ask it how a feature works. REA routes that request through established reverse engineering tools, the kind professionals have used for years, and the agent comes back with an explanation. Here's what this feature does, here's the evidence, here's what we're still not sure about. But the most important part is that the reverse engineering tells you not just what it does, but most importantly how it does it. The agent then writes its own version and tests it.
Do that feature by feature, and you've effectively reconstructed how an entire application behaves, without ever seeing the original source code.

You Can Print Money, But You Can't Print Oil
2026/10/17
On today’s episode, we are pulling back the curtain on a massive media narrative circulating ahead of the upcoming U.S. midterm elections. You’ve probably seen the headlines over the last few weeks: political pundits debating whether injecting a few shipments of Russian diesel or releasing incremental strategic petroleum reserves into the U.S. domestic market will cool down inflation at the pump and save politicians at the ballot box on November 3rd.
Here is today’s reality check: injecting Russian barrels of diesel into the U.S. will have essentially zero impact on the global supply shortfall, and zero impact on U.S. voter sentiment. The first thing to remember is that an oil tanker moves about the speed of a bicycle. A trip from the middle east to anywhere along the pacific coast of Asia like say Yokohama in Japan takes about 3 weeks. So it takes even longer for a barrel of oil to go through the refining process at the destination and then is transported to where it is actually consumed.
You see, the political narrative completely ignores how international maritime commerce actually works. The decision to ship crude oil, diesel, and liquid commodities out of the Middle East isn't made by executive orders in the White House. It is made by private shipping companies, vessel owners, and marine insurance underwriters—and right now, those players are staring down an unprecedented crisis in global shipping lanes.
Let’s look at what is really happening in the world of shipping.
Over the past month, Iran has dramatically escalated attacks against commercial shipping in the Strait of Hormuz. We aren't just talking about isolated minor incidents; we are seeing a structural breakdown in maritime security. On October 11th alone, six commercial vessels were struck in a single day. On October 13th, four more vessels were hit. There were 24 separate attacks in just the first two weeks of October.
The cost of chartering a ship has increased anywhere from 10x to 17x the pre-war levels. At some point, shippers will refuse, irrespective of the danger pay.

Look Out! 10GW of Power
2026/10/15
While the rest of the nation builds regulatory walls against data centers, Southwest Louisiana is taking a completely different approach. Lake Charles and surrounding Calcasieu and Cameron Parishes have spent decades embracing heavy industry in a way few other communities in North America ever have. This region is the industrial engine of the Gulf Coast—home to massive petroleum refineries, petrochemical complexes, and multi-billion-dollar Liquefied Natural Gas export terminals.
In a landmark announcement, LNG developer Venture Global inked multi-billion-dollar framework agreements with energy giants GE Vernova and Baker Hughes. The deal paves the way for up to 16 combined-cycle, gas-fired power generation blocks, capable of producing over 11 gigawatts of power. Up to 10 gigawatts of that electricity is slated to feed new, adjacent AI compute and data center projects.
Here is the secret weapon that makes this deal so important for real estate and energy investors: Venture Global isn't asking Entergy or the local power grid for a single megawatt.

Trophy Assets Are Not Immune
2026/10/15
On today’s show, we are examining one of the most seductive traps in all of commercial real estate: the trophy asset.
For generations, institutional investors, sovereign wealth funds, and high-net-worth syndicators have chased iconic architecture. We look at postcard skylines—the silhouettes that define cities like New York and Chicago—and assume that because a building is world-famous, it must be inherently bulletproof. We imagine that tenants will line up around the block, willing to pay premium rents simply for the prestige of printing a world-renowned address on their business cards.
The reality, however, is that real estate is governed by cold, unforgiving arithmetic. A landmark facade cannot service a mortgage, and architectural heritage will not replace a broken elevator bank. When market fundamentals shift, iconic status does not protect you from gravity. In fact, as we are witnessing today, some of the most famous towers in the world are buckling under financial distress.
Let’s start in Chicago with the iconic Sears Tower—officially known as the Willis Tower.
Back in 2015, the Blackstone Group made global headlines when they acquired the 110-story skyscraper for $1.3 billion, marking one of the highest prices ever paid for an American office tower outside of Manhattan. But Blackstone didn't just buy the property; they committed over $500 million to execute a monumental repositioning plan. They overhauled the base with a massive multi-level dining, retail, and entertainment complex called "Catalog," upgraded the world-famous Skydeck, and added modern tenant amenities designed to compete with any contemporary skyscraper.
By any standard of institutional asset management, Blackstone executed their operational business plan with precision. Yet today, the numbers tell a sobering story.
Between structural shifts in office occupancy across downtown Chicago, elevated interest rates, and softened leasing rates, the building's valuation has plunged. Recent appraisals have pegged the value of the Willis Tower well below its outstanding $1.3 billion debt stack. Think about the magnitude of that statement for a moment: one of the best-capitalized, most sophisticated private equity real estate firms on the planet, executing a massive capital investment strategy on an irreplaceable American landmark, has seen its equity effectively wiped out by market conditions. The asset simply cannot generate enough net operating income to support the capital structure that was put in place during an era of cheap debt and high physical office attendance.

Top 4 Rookie Infill Development Mistakes
2026/10/13
Some of the most expensive mistakes in infill development happen before construction even begins. They're often made by relatively inexperienced investors who assume that because something exists, it must be suitable for their proposed development.
Today we're examining four of the biggest risks that can turn an apparently profitable infill project into a financial disaster.
The first, and arguably most important, is geotechnical risk.
The soil stability can determine whether you can build, or face hundreds of truckloads of export and import to replace the soil on the property.
2. Municipal servicing capacity.
One of the most dangerous assumptions in infill development is that because water and sewer services exist in the street, adequate capacity must be available.
That is simply not true.
An existing single-family home might have a modest water connection and a sanitary sewer lateral designed for a single household.
Replacing that house with twenty apartments creates an entirely different demand profile.
The municipal water main might not have sufficient capacity to meet the domestic water requirements and fire protection demands of the proposed building.
3. The geometry of the sanitary sewer system.
Sewer systems generally rely on gravity. Wastewater flows downhill through pipes installed at carefully designed slopes.
For gravity drainage to work, the elevation of the sewer connection must be sufficiently low relative to the building's drainage outlets.
4. Site topography
The developer wants to maximize the building footprint while maintaining parking, access, and landscaping.
The building needs a level foundation, but the surrounding ground is anything but level.
Suddenly, retaining walls become necessary, and retaining walls are not simply concrete walls holding back dirt. Depending on their height and location, they may require engineered foundations, drainage systems, waterproofing, reinforcement, and special construction techniques.

When AI Relies On The Wrong Version
2026/10/12
On today's show we're going to talk about a disease that affects almost every organization. It's a disease that can cost a ton of money, delay projects, create disputes between business partners, and undermine the quality of decisions.
I've coined a new word to describe this disease. I'm calling it versionitis.
Versionitis is what happens when a project becomes negatively impacted by someone relying on the wrong version of a document, a drawing, a spreadsheet, or some other source of information.
The problem is not new. But artificial intelligence is making versionitis potentially much more dangerous.
Imagine you're developing a 100-unit apartment building. The architect has prepared a set of drawings. Those drawings have gone through several revisions as the project moves through design development, permitting, and construction.
At some point, the structural engineer receives a set of architectural drawings and designs the structural system around them.
Meanwhile, the architect makes a change to the location of a mechanical shaft. The revised drawing gets distributed to some members of the design team, but not everyone.
The structural engineer continues working from the earlier version.
The discrepancy might not become apparent until the contractor discovers that a structural beam is occupying the same space as the mechanical ductwork.
Now there's a problem.
Someone needs to redesign the structure, reroute the mechanical system, or perhaps both. Depending on when the conflict is discovered, the cost could be relatively minor or extremely expensive.
Nobody necessarily made a mistake in their engineering calculations. The problem was that two competent professionals were working from two different versions of reality.
That's versionitis.
If you give AI access to the directory structure on your computer, how do you know which files it relied upon for its analysis?
