The Real Estate Market Just Changed (What Developers Need to Know) EP 066
2026/08/06
The real estate market is changing and the developers who understand the data will have the advantage. In this episode of ClosersKlub, Robert Nichols breaks down the biggest economic and real estate stories impacting developers, investors, builders, and lenders. You'll learn: Why the Federal Reserve still isn't ready to cut interest rates. What Kevin Warsh's latest comments mean for commercial real estate. Why more than 60% of homebuilders are offering buyer incentives. Why nearly 40% of builders are cutting prices and what that means for your next project. Which construction materials are seeing the largest tariff-driven price increases. The biggest opportunities Robert sees for developers over the next 90 days. The 10 economic indicators every serious developer should be tracking. Whether you're developing single-family homes, multifamily, mixed-use projects, or investing in commercial real estate, these market shifts will impact financing, construction costs, pricing strategies, and profitability. If your goal is to stay ahead of the market instead of reacting to it, this episode is for you. 🎓 Learn how to become a real estate developer: https://migxm.co/developer-training-registration-page 📚 Get Robert's books: https://RobertLNichols.Gumroad.com Follow ClosersKlub for weekly conversations on real estate development, investing, financing, entrepreneurship, and the economic trends shaping the future of real estate. #RealEstateDevelopment #CommercialRealEstate #Multifamily #HousingDevelopment #RealEstateInvesting #Construction #EconomicOutlook #CapitalMarkets
How To Become A Developer: Pablo Picker and Robert Nichols EP 065
2026/07/24
How do you make your first million dollars as a real estate developer? In this video, I sit down with Somerville-based developer Pablo Picker to tour one of his latest projects and break down what it actually takes to build wealth through real estate development. Pablo spent nearly 20 years working as a general contractor before transitioning into development. He has now secured approvals for four projects in Somerville, with multiple developments currently under construction. We break down Pablo’s current Somerville project. The property began as a single-story commercial building listed for approximately $500,000. Pablo acquired it for around $400,000, completed the entitlement process, and increased the land’s value to approximately $800,000. The project is now being transformed into three residential units, with roughly $850,000 in construction costs, an estimated total basis of around $1.7 million and a targeted exit value of approximately $2.3 million. The process has taken years and required zoning approvals, additional variances, creative deal structuring, financing, patience, and the willingness to keep moving when unexpected problems appeared. This is not an overnight success story. It is a real look at how developers create value by recognizing opportunity, solving difficult problems, building strong relationships, and executing consistently. Whether you are a contractor, realtor, investor, aspiring developer, or experienced operator, there are valuable lessons in this conversation. Connect with Pablo Picker through Mapu Development: https://mapudevelopment.com/ Follow for more conversations about commercial real estate, development, construction, deal structuring, business financing, and entrepreneurship.
From 100-Year Family Legacy to a $2 Million Expansion: Backyard by Foley's EP 064
2026/07/23
I recently helped the Foley family secure approximately $2 million in financing to open their second location, Backyard by Foley’s, in Dennis Port, Cape Cod. The Foley family has been in business for more than 100 years in Boston, and now the next generation is expanding that legacy with one of Cape Cod’s newest outdoor, family-friendly venues.  In this video, I sit down with 23-year-old entrepreneur Mike Foley to discuss how his family turned an idea into a major hospitality project. Backyard by Foley’s includes rotating food trucks, an ice cream shop, outdoor games, live entertainment, lounge seating, a main bar, and space for families, large groups, weddings, and private events. This project is a great example of what can happen when experience, community relationships, creative problem-solving, and fast execution come together.
Cash Doesn’t Win Deals. Control Does. (How to Structure, Fund & Execute Like a Pro) EP 063
2026/02/26
Everyone thinks real estate is about money. It’s not. In this episode, we break down why control — not cash — is the real competitive advantage in today’s market. You’ll hear a real case study of how a deal was won not by being the highest bidder, but by understanding what the seller actually valued. Paying off debt. Offering flexibility. Creating housing stability post-closing. Solving problems others ignored. Because here’s the truth: 💡 Sellers don’t always want more money. They want certainty. Relief. Solutions. We also dive into: How to structure deals so the money chases YOU Raising private capital without “begging” Creative financing structures (interest-only, profit splits, gap funding) How to get purchase + construction covered with little to no money in Why your first deal is the hardest — and why momentum changes everything Managing contractors without letting them kill your profit Building a trusted trade network the right way Why nobody succeeds in a bubble If you want to understand how experienced investors win deals with strategy, leverage networks to raise capital, and execute without over-relying on intelligence alone — this episode is for you. Because in real estate: You don’t need to be the richest person in the room. You need to be the most strategic.
