Description

Remember college shopping with your kids to find the best school for them?Or, the other milestone of getting married and you had to find the place for your wedding and all the accoutrements?Navigating the unknown is tricky, at first. So knowing the issues and milestones as you age and how to make good choices to address them for your aging parents or even for yourself is critical.Have you shared how you want you want your golden years to look with your family? Does your family know what you want to happen when you are no longer here? Do they know your wishes about your health care so they can help you in the best way possible if you are unable to tell them when that time comes? What about your plans for living when you can no longer live alone? Knowing these personal choices and the answers to these questions is a guessing game. Plus, just like paying for your dream wedding was a concern, so is paying for in-home help as you age. And moving to a home that offers assistance on the campus such as an assisted living community can also be pricy. What's involved in downsizing to a smaller home so that you can liquidate some equity to help pay for future services, such as caregivers?  Or what kind of plan is needed to manage daily life if a family member receives a dementia diagnosis?  Did you know there are dozens of ways to answer these questions? There are! But, which are YOUR best answers? Few of us ever thinks about managing aging issues, but the truth is, it happens to every person in every walk of life, every single day. There are 60,000 baby boomers turning 65 EVERY SINGLE DAY. Listen to our Solving Life's Next Chapter Podcast and get to know me and my vetted, friendly guests who have answers we all need and ideas we can weigh as we age or as we help our parents age. Let's Solve YOUR Life's Next Chapter together!

SOLVING LIFE'S NEXT CHAPTER - Fall Prevention 1 Understanding the Risks
2026/08/31
Fall Prevention: Understanding the Risks and Protecting Older Adults — Part 1 On this episode of Solving Life’s Next Chapter, host Lydia Wietsma welcomes Terhea, Director of Rehabilitation at Santé of Surprise, for an important conversation about preventing falls and helping older adults remain safe, confident, and independent. Terhea introduces listeners to her role at Santé of Surprise, explains the services provided by its rehabilitation team, and shares what inspired her to dedicate her career to working with seniors. Many people assume that falling is simply a normal part of getting older—but is that really true? Lydia and Terhea discuss how common falls are among older adults, why families should take them seriously, and some of the biggest misconceptions surrounding fall prevention. The conversation also explores the factors that can increase a person’s risk of falling. Listeners will learn who may be most vulnerable, the common medical, physical, medication-related, and environmental causes of falls, and how rehabilitation professionals evaluate a person’s strength, balance, mobility, and overall safety before an accident happens. Terhea also explains when seniors and their families should consider requesting a professional fall-risk assessment. Recognizing changes in walking, balance, confidence, or daily functioning early can provide an opportunity to intervene before a fall lead to an injury, hospitalization, or loss of independence. If you are an older adult, caregiver, or adult child concerned about a loved one’s safety, Part 1 offers valuable information to help you recognize the risks and begin planning proactively Lydia Wietsma is a Certified Probate Real Estate Specialist (CPRES) and Senior Real Estate Specialist (SRES®) who helps seniors and their families navigate life transitions with confidence. SOLVING LIFE'S NEXT CHAPTER - Return Me Safe program - part 2
2026/08/31
Part 2: When Every Minute Counts Planning Before a Vulnerable Loved One Goes Missing In Part 2 of Solving Life’s Next Chapter, host Lydia Wietsma continues her important conversation with Nancy Martinez and Officer Nicole Upshaw from the Chandler Police Department about protecting vulnerable seniors and children who may wander or become lost. Nancy explains how Chandler’s successful Return Me Safe program gives police officers immediate access to important information about participating residents. Families can provide a current photograph, physical description, communication needs, medical or cognitive conditions, and other helpful details before an emergency occurs. If that person goes missing, officers have information available to help identify, locate, and safely return them to their family or caregiver as quickly as possible. This preparation is especially important for seniors living with Alzheimer’s disease, dementia, or another condition that may cause confusion or wandering. When a vulnerable person is missing, every minute counts particularly during Arizona’s extreme summer heat. If your community does not have a program called Return Me Safe, Nancy encourages families to contact their local police department through its non-emergency phone number. Ask whether the department offers a vulnerable-person registry, special-needs database, wandering-response program, or a similar safety resource. Families may be able to submit a current photograph and description, so officers have helpful information available if their loved one is ever reported missing. The success of Chandler’s Return Me Safe program, along with the work of the Chandler Police Department’s Behavioral Health Unit, is encouraging other communities to consider similar programs. However, families should not wait for an emergency to learn what resources are available. Be proactive. Contact your local police department, keep recent photographs of your loved one, update their information regularly, and create a family safety plan. Preparing today could help officers find your vulnerable loved one faster and prevent a frightening situation from becoming a tragedy. SOLVING LIFE'S NEXT CHAPTER - Return Me Safe program - part 1
2026/08/30
Compassionate Crisis Response: Chandler Police Behavioral Health Unit & Return Me Safe On this episode of Solving Life’s Next Chapter, host Lydia Wietsma welcomes Officer Nicole Upshaw and Nancy Martinez from the Chandler Police Department for an important conversation about mental health, cognitive decline, public safety, and compassionate community support. Officer Upshaw explains the role of Chandler’s Behavioral Health Unit, a specialized team that assists patrol officers with calls involving a possible mental health crisis. Unlike traditional police units, the Behavioral Health Unit does not focus on making arrests. Its goal is to de-escalate difficult situations, build trust, connect residents with appropriate treatment and resources, reduce repeat 911 calls, and help keep people experiencing mental health challenges out of the criminal justice system. The conversation also explores the extensive crisis-intervention, de-escalation, and negotiation training these officers receive. This specialized training gives officers the skills—and the time—to establish rapport with people and families during some of the most challenging moments of their lives. Officer Upshaw shares examples of calls involving older adults who may be experiencing dementia or another form of cognitive decline. A report that initially sounds like a burglary or kidnapping may actually involve an older adult who is confused, disoriented, seeing people who are not present, or attempting to leave home without understanding the danger. These situations require patience, careful communication, investigation, and access to supportive resources. Lydia and her guests also discuss the importance of families monitoring changes in a loved one’s memory, judgment, and behavior. Proactive planning—including updated powers of attorney, appropriate caregiving support, and, when necessary, guardianship—can help families protect a vulnerable loved one before a crisis occurs. The episode also highlights the Chandler Police Department’s Return Me Safe program, which is designed to help officers identify and safely assist vulnerable individuals who may wander, become lost, have difficulty communicating, or experience confusion because of dementia, Alzheimer’s disease, autism, or another cognitive or developmental condition. By providing helpful information before an emergency occurs, families and caregivers can give responding officers a better opportunity to understand the person’s needs and return them home safely. This powerful episode reminds families that early planning, community resources, and compassionate crisis intervention can make a meaningful difference. If you care for an aging parent, a person living with dementia, or someone experiencing mental health challenges, this is a conversation you will not want to miss. SOLVING LIFE'S NEXT CHAPTER -The hidden cost of waiting
2026/08/30
The Hidden Costs of Waiting: Why Planning Ahead Gives Seniors More Choices Solving Life's Next Chapter Hosted by Lydia Wietsma Special Guest: Leslie Davis, Senior Living Expert Most families don't realize the true cost of waiting until a crisis happens. On this powerful episode of Solving Life's Next Chapter, host Lydia Wietsma sits down with senior living expert Leslie Davis to discuss one of the biggest mistakes families make—waiting too long to have the conversation about future care and housing options. While nearly 80% of older adults want to remain in their homes as they age, the reality is that most will eventually need some level of long-term care. The question isn't simply "Do I want to stay in my home?"—it's "What happens if my health changes?" Together, Lydia and Leslie explore the emotional and practical realities families face when a loved one suddenly experiences a fall, hospitalization, stroke, or memory decline. Instead of making thoughtful decisions around the kitchen table, many families find themselves making life-changing choices from a hospital room with little time and very few options. In this episode, you'll learn: Why waiting often costs families their ability to choose the best senior living community. The hidden emotional, financial, and physical toll of delaying important decisions. How to create a realistic aging-in-place plan before an emergency happens. The importance of daily wellness check-ins, medical alert systems, medication management, and advance directives. What adult children should expect if they suddenly need to move a parent into assisted living or memory care. The essential paperwork every family should organize before a crisis—including Powers of Attorney, physician forms, insurance information, medication lists, and advance directives. How preparing today can reduce stress, save valuable time, and give your family peace of mind tomorrow.Leslie also shares heartfelt stories from families she's helped over the years, highlighting the challenges adult children face when they're forced to balance careers, raising children, and making urgent healthcare decisions for aging parents. The Biggest Takeaway As Leslie says, "Families rarely regret getting information too early—they regret waiting until they had no good options left." Planning ahead doesn't mean giving up independence—it means protecting it. If you or someone you love is beginning to think about the next chapter of life, this conversation offers practical guidance, compassionate advice, and the encouragement to start planning before a crisis forces the decision. 🎙 Listen to Solving Life's Next Chapter with Lydia Wietsma every Sunday at 3:00 PM on KKNT 960 AM The Patriot. SOLVING LIFE'S NEXT CHAPTER - Before You Sell That House... Listen to This
2026/08/30
Before You Sell That House... Listen to This One decision could mean the difference between leaving money on the table or maximizing your inheritance. Why Working with a Certified Senior & Probate Real Estate Specialist Could Put More Money in Your Pocket Hosted by Lydia Wietsma, CPRES, SRES® Sundays at 3:00 PM | KKNT 960 AM The Patriot Have you been approached by an investor offering to buy your home "as-is" for cash? It may sound like the easiest option—but is it the most profitable? On this episode of Solving Life's Next Chapter, Lydia Wietsma, Certified Probate Real Estate Specialist (CPRES) and Senior Real Estate Specialist (SRES®), explains why homeowners and families should carefully consider all of their options before accepting a direct investor offer. Many homes owned by seniors or inherited through an estate haven't been updated in years. While investors often market themselves as the fastest solution, selling directly to one investor can leave thousands—or even tens of thousands—of dollars on the table. Lydia shares how strategically marketing an "as-is" property on the open market can attract multiple cash buyers and investors who compete for your home, often resulting in a higher sales price while still allowing you to sell without making repairs. The show also covers one of the most misunderstood types of real estate transactions—probate home sales. You'll learn: Why probate sales are different from traditional home sales. The first steps families should take after inheriting a home.Common mistakes that can delay the probate process. How a Certified Probate Real Estate Specialist works alongside attorneys, personal representatives, and title companies to help families navigate every step. Why experience with probate laws, court procedures, and estate timelines can save families time, money, and unnecessary stress.Whether you're helping aging parents transition into senior living, settling a loved one's estate, or deciding how to sell an inherited property, this episode provides practical advice that could make a significant financial difference. Don't settle for the first offer simply because it seems convenient. Learn how the right strategy, proper marketing, and specialized expertise can help maximize your home's value while making the process as smooth and stress-free as possible. 🎙️ Listen to Solving Life's Next Chapter every Sunday at 3:00 PM on KKNT 960 AM The Patriot. SOLVING LIFE'S NEXT CHAPTER - All about dementia - part 2
2026/08/13
Hosted by Lydia Wietsma, CPRES, SRES® Guest: Leslie Davis, Copper Creek Inn – Koelsch Senior Living One of the greatest challenges caregivers face isn't providing physical care—it's learning how to communicate with someone whose brain processes the world differently. In Part 2 of this powerful conversation, Lydia Wietsma and dementia expert Leslie Davis explore compassionate communication techniques that can reduce anxiety, preserve dignity, and strengthen relationships with loved ones living with dementia. This episode answers some of the questions families struggle with most: What should you do when a loved one refuses help?Is it ever okay to use a "therapeutic fib?"Why do people with dementia repeatedly say, "I want to go home"?How can caregivers respond in ways that reduce fear instead of creating conflict?Leslie explains how dementia doesn't simply erase memories—it also takes away the coping skills that help us process grief, fear, disappointment, and change. Using her powerful "toolbox" analogy, she illustrates why people with dementia often experience overwhelming emotions and why correcting them isn't always the most compassionate response. Listeners will discover practical techniques for redirecting conversations, reducing agitation, planning successful outings, and understanding the emotions behind behaviors instead of simply reacting to them. The episode concludes with an encouraging message every caregiver needs to hear: You don't have to do this alone. Caregiving isn't about being perfect. It's about helping your loved one feel safe, loved, and respected. Asking for help isn't giving up—it's one of the most loving decisions you can make for both your loved one and yourself. Whether you're just beginning your caregiving journey or navigating advanced dementia, this episode offers hope, practical strategies, and reassurance from someone who has helped hundreds of families through one of life's most difficult transitions. 2026/08/06
Part 1: Recognizing the Signs Before a Crisis Hosted by Lydia Wietsma, CPRES, SRES® Guest: Leslie Davis, Copper Creek Inn – Koelsch Senior Living Most families don't plan to make decisions about senior living during a crisis—but that's exactly when it happens. On Part 1 of this special two-part series of Solving Life's Next Chapter, Lydia Wietsma sits down with senior living expert Leslie Davis to discuss why families often wait until an emergency forces difficult decisions and how early planning can dramatically improve outcomes for everyone involved. Leslie shares why emotions such as guilt, fear, and uncertainty often prevent families from acting sooner—even when they know something has changed. Together, Lydia and Leslie discuss how caregivers slowly adapt to a loved one's decline without realizing just how much responsibility they've assumed, and why those "little changes" eventually become the new normal. Listeners will also learn: Why waiting for a crisis often limits the best care options. The hidden signs that indicate it may no longer be safe for someone to live alone. What families should look for beyond memory loss, including medication management, nutrition, falls, wandering, hygiene, isolation, and household responsibilities. Why family disagreements often delay important decisions—and how proper planning, including Powers of Attorney, can help avoid conflict. The importance of having honest conversations before an emergency happens.Leslie also shares the unique approach at Copper Creek Inn by Koelsch Senior Living, where 24/7 on-site nursing allows their team to care for residents with more complex medical needs, including individuals living with Lewy Body Dementia and Frontotemporal Dementia. SOLVING LIFE'S NEXT CHAPTER - Understanding purchasing and inheriting a home with a reverse mortgage
2026/07/30
Understanding Purchasing and Inheriting a Home with a Reverse Mortgage Many seniors and their families have questions about reverse mortgages, but few understand all of the options and protections available. Join Lydia Wietsma and Raquel Uggiano of NextHome Power Realty as they discuss how a reverse mortgage can be used to purchase a home, helping qualified buyers age 62 and older preserve retirement savings while reducing monthly housing expenses. In this episode, you'll learn how reverse mortgage purchases work, who qualifies, and why many retirees are using this strategy to downsize, relocate closer to family, or move into a home better suited for aging in place. Lydia and Raquel also tackle one of the biggest concerns families face: what happens when a loved one passes away and leaves behind a home with a reverse mortgage. Discover the options available to heirs, including selling the property, refinancing to keep the home, and understanding the FHA protections that ensure families never owe more than the home's value. The discussion also covers common misconceptions, probate considerations, timelines, and practical advice for families navigating inherited property. Final Takeaway A reverse mortgage is not simply a loan—it's a financial tool that can provide flexibility, independence, and peace of mind for seniors. Whether you're considering purchasing a home with a reverse mortgage or have inherited a property that has one, understanding your options can help you make informed decisions and avoid costly mistakes. The most important step is seeking guidance early from professionals who understand both reverse mortgages and the probate process. 🎧 Listen to the Full Episode Solving Life's Next Chapter 📻 960 AM The Patriot ⏰ Sundays | 3:00–3:30 PM Hosted by: Lydia Wietsma, Certified Senior & Probate Real Estate Specialist (CPRES, SRES) 📘 Author of Solving Life's Next Chapter — available on Amazon 📞 (602) 688-4310 🌐 NextHome Power Realty To Contact Lydia Wietsma, Co-Owner of NextHome Power Realty OR DONATE to Neighbors Who Care Follow US... SOLVING LIFE'S NEXT CHAPTER - Understanding Transitional Care for Seniors
2026/07/30
What happens after a senior leaves the hospital? For many families, this is one of the most confusing—and most important—times in the healthcare journey. The decisions made during the first few days after discharge can have a lasting impact on a senior's recovery, independence, and quality of life. SOLVING LIFE'S NEXT CHAPTER - Summer Home Maintenance in Arizona
2026/06/04
Arizona Summer Home Maintenance: Protecting Your Home, Your Investment, and Your Family By Lydia Wietsma & Raquel Uggiano Solving Life's Next Chapter Arizona summers are no joke. Triple-digit temperatures, monsoon storms, dust, intense sunlight, and increased utility costs can put significant stress on your home. On a recent episode of Solving Life's Next Chapter, Raquel Uggiano and I discussed some of the most important summer maintenance tasks every Arizona homeowner should be aware of. Whether you're planning to stay in your home for years to come or considering selling in the near future, preventative maintenance can save thousands of dollars in unexpected repairs while protecting one of your largest investments. Your Air Conditioning System: Arizona's Most Important Appliance If there is one system Arizona homeowners cannot afford to neglect, it's their air conditioning. During the summer months, your AC system works harder than almost anywhere else in the country. Regular maintenance can extend the life of the unit, improve efficiency, and help prevent costly breakdowns during the hottest days of the year. Watch for warning signs such as: Warm air coming from ventsPoor airflowUnusual noisesHigher-than-normal electric billsConstant cycling on and offChanging filters regularly and scheduling annual inspections can help identify problems before they become emergencies. Don't Forget About Your Roof Arizona's intense UV rays and extreme heat take a toll on roofing materials year after year. Then monsoon season arrives and exposes any weak spots. Homeowners should inspect for: Cracked or broken roof tilesDamaged underlaymentLoose flashingInterior water stainsClogged gutters and drainage systemsA small roof repair today can prevent extensive water damage tomorrow. Irrigation Systems and Landscaping Matter More Than You Think Many homeowners don't realize that irrigation issues can affect much more than their water bill. Leaking irrigation systems can waste thousands of gallons of water and potentially contribute to foundation issues. Arizona's soils expand and contract depending on moisture levels, making proper watering extremely important. Signs of potential foundation movement include: Cracks in wallsDoors that no longer close properlyTile separationUneven flooringMaintaining proper irrigation schedules and monitoring water usage can help protect both your landscaping and your home's structure. Pool Maintenance During Arizona Summers Pools provide relief from the Arizona heat, but they require regular care. Summer temperatures increase evaporation rates and can cause chemical levels to fluctuate quickly. Monsoon storms add dirt, debris, and contaminants that can affect water quality. Homeowners should routinely: Clean filtersMonitor water chemistryCheck pumps and equipmentWatch for leaksRemove debris after stormsWell-maintained pools not only provide enjoyment but can also be a positive feature when selling a home. Pest Control: Unwanted Summer Guests As temperatures rise, many pests seek shelter inside homes where it's cooler and water is available. Common Arizona summer pests include: ScorpionsAntsCockroachesSpidersRoof ratsTermitesSimple preventative measures can make a big difference: Seal cracks and gapsCheck weather stripping around doorsTrim vegetation away from the homeRemove standing waterKeep garages and storage areas organizedTermite inspections are especially important because damage often goes unnoticed until it becomes costly. Understanding Solar Energy Systems Arizona's abundant sunshine makes solar energy an attractive option for many homeowners. However, not all solar systems are created equal. Before installing solar, homeowners should understand: Whether the system is owned, financed, or leasedWarranty coverageExpected energy savingsRoof condition and remaining lifespanTransfer requirements if the home is soldFor homeowners who already have solar, keeping panels clean and monitoring system performance can help maximize efficiency. Summer Safety for Seniors As specialists who work extensively with seniors and their families, we know summer heat presents unique challenges. Families should ensure: Air conditioning systems are functioning properlySmoke detectors are workingWalkways remain safe and well-litOutdoor surfaces do not become hazardous from extreme heatSeniors remain hydrated and socially connectedA little preparation can help prevent serious health and safety concerns. Thinking About Selling Your Home? One of the most common mistakes we see is homeowners waiting until they decide to sell before addressing maintenance issues. Buyers notice deferred maintenance immediately, and inspection reports often reveal concerns that could have been addressed earlier for much less money. Proper maintenance can: Improve buyer confidenceReduce inspection negotiationsHelp homes sell fasterProtect property valuesReduce stress during the transaction processFinal Thoughts Arizona homes face unique challenges during the summer months. By taking a proactive approach to maintenance, homeowners can protect their investment, improve energy efficiency, reduce repair costs, and create a safer environment for their families. If you're wondering which repairs are worth making, preparing a home for sale, helping aging parents remain safely in their home, or simply looking for trusted local resources, we're here to help.
