Is AI replacing your realtor? Not quite. But it is helping us answer questions we couldn't answer before.
2026/10/07
In this episode, Candice De and Amy Nakos of the Amy Nakos Group show three real ways they use AI in Summit County real estate: Turning 10 years of Mountain Trends reports into an interactive market tool that updates every monthBuilding a short-term rental map that covers every jurisdiction and zone in Summit County. Nothing else like it exists.Measuring what STR rules did to sale prices. Homes that can't get a license sold at a big discount, and the numbers surprised even us. We also cover what we never hand to AI: walkthroughs, pricing advice, staging, negotiating and the human side of a high-stakes, emotional transaction. Go AI. Go humans. Together, we're making it better. 🔗 Mountain Trends interactive report: https://claude.ai/artifact/BoZMsYk1jU8VVT1gm2KMC2?sk=vf2amL9j1nWqLpn9jRfchQ 🔗 STR lookup map: https://amynakos.com/short-term-rentals/ (on our website under Invest → Short Term Rentals) 📩 Newsletter: https://amynakos.com/contact/
Buy Smarter, Not Harder: A Frisco Second Homeowner's Best Advice
2026/09/01
Candice sits down with her friend (and fellow real-estate-spreadsheet enthusiast) Lauren for a candid, lived-in look at what it actually takes to own a second home in Frisco, Colorado. Lauren bought her first mountain condo to escape I-70 traffic, learned the hard way about underfunded HOAs, dual-agency deals, and broad inspections — then leveled up to a well-built townhouse with Candice's help years later. They cover: Lessons from a rough first purchase — underfunded HOA reserves, special assessments, and risks of using the seller's agentHow to vet an HOA's financial health before you buyChoosing between local and national property management companies, and what "full service" really costs (spoiler: 25–35% of rental revenue)The right questions to ask a property manager — hidden fees, maintenance thresholds, and after-hours supportWhy short-term rental income estimates are often optimistic, and how to build your own modelHow Lauren's use of her mountain home shifted from "ski weekends only" to a true four-season retreat Whether you're weekend-tripping from the Front Range or dreaming about your own ski condo, this episode is full of real numbers and hard-won advice from someone who's actually done it. 📍 Buying, selling, or investing in Summit County? Do Short-Term Rental Bans Lower Home Values? Summit County Data 2019–2026
2026/08/04
Candice De digs into five years of Summit County MLS data to answer a question a lot of buyers and sellers have been asking: does the ability to short-term rent a property actually move its resale value? Using the county's STR zone map she created, Candice compares sale prices of properties that can be licensed for short-term rental against those that can't — before and after the 2022–2023 regulation changes — broken out by single family homes, townhomes/duplexes, and condos, and by town (Breckenridge, Silverthorne, Dillon). The short version: yes, it matters, and for attached properties (townhomes, duplexes, condos) it matters a lot — gaps of 50–100% depending on the town and property type. Note: this is a data analysis of local sales trends, not individualized legal or financial advice. Medium-Term Rentals with Ross Capodanno: What to Do When You Can't Get an STR License
2026/07/08
Not every property in Summit County can get a short-term rental license right now — some towns have caps, others have wait lists that run a year or longer. Ross Capodanno of Summit Mountain Rentals joins the show to explain the option a lot of owners don't know exists: 30+ night "long stay lodging." Ross has run this program for three years and gives it to us straight — income expectations, occupancy gaps, and pros and cons of medium term renting. He also breaks down which property sizes rent longest, who's actually booking these stays, how seasonality plays out, and how his team handles licensing paperwork for owners transitioning between rental strategies. If you're weighing a Summit County purchase against a license wait list, or you already own and want to know your real options besides "leave it empty" or "sign a 12-month lease," this conversation lays out the actual tradeoffs. Finally .... One Map for All of Summit County's Short-Term Rental Rules
2026/06/11
Navigating short-term rental regulations in Summit County just got a whole lot easier. In this episode, Candice De unveils a brand-new interactive map tool — built with the help of AI — that consolidates STR licensing information from all seven jurisdictions and unincorporated Summit County into one searchable, parcel-level map. Candice walks through each basin and municipality — Silverthorne, Dillon, Keystone, Frisco, Copper Mountain, Blue River, and Breckenridge — breaking down where licenses are available, where waitlists exist, and where STRs are restricted altogether. She also shares a critical update on Blue River's 2026 license freeze and explains why understanding STR eligibility matters even if you never plan to rent your property. Find the map at amynakos.com/short-term-rentals. Note: This map covers jurisdictional rules and does not include HOA overlays.
