Retirement Flats : Where Did It All Go Wrong ?
2026/09/09
Former BBC Journalist Angus Crawford has been responsible for some of the key coverage of a property conundrum that affects both the living and the dead. Retirement flats often seem like the perfect solution for those at the end of their working life. So why is the reality so heart-breakingly different for those buying into age restricted blocks. Angus brings the lived experiences of a number of those who have been through the mill, including one gentleman who call his flat " a golden cage ". With families worried sick and unexpected bills all part of the equation, how can this problem be assuaged ? Anti Money Laundering processes are in the Charlie Lamdin crosshairs this month. Charlies asks the right questions in a bid to uncover where AML is going wrong. Plus Top hacks for a more homely rental. If you live in a rented property, what are the small but effective measures you can take to make it feel more like your own place? Simmo and JP bring some of the solutions. Then there's Selling Somerset - is it genuine or staged?!
Animals and selling houses : we make it make sense.
2026/07/15
Promise. Monkey, elephants...you name it, there's an animal in your transaction and that's only at the estate agents ! Gladly, the Chief Zookeeper Nigel Risner can explain why buying / selling a house will show you more wildlife than a safari. With huge financial and public speaking experience, Nigel is a trusted voice on the psychology of selling, particularly in property. Listen and learn ! Stamp Duty. It's long been a hot potato, chips and err crinkle cut chips. So who better than Charlie Lamdin to assess Andy Burnham's likely plans for it as he picks up the keys to No 10. Andy that is, not Charlie. Although between me, thee and the gatepost, we wish it was Charlie being installed in Downing Street. Selling Somerset is a right corker. Wrap your lugs around the story of a Hertfordshire agent who had to throw in some pigs to seal the deal. Then there's some news on down valuations, Don't worry, Simmo will hold your hand. He's a professional.
Simmo reacts to Kirsty and Phil
2026/06/04
If you like a bit of Location Location Location ( or Location cubed as we call it in the trade ) you're going to love this. Kirsty and Phil have just been airing their thoughts on the property market and our Simmo has some considered reactions. Will their views meet with his approval or will our housing aficianado pour scorn on their opinions ? We'll cover FTBs, staying at home for longer and the inflated prices of the south and south west. Speaking of housing aficianados, another sharp operator is Charlie Lamdin. Fronting the regular feature " Charlie Says ", he's going to treat you to what is the most popular question of the moment on his YouTube channel. It's not what you think. If there's a property story that's bound to raise the hackles of Simmo, it's retirement flats. Get some top drawer insight into the situation Michael Fraser finds himself in. It's not pleasant. Selling Somerset picks up on something pretty outrageous that came in from Angela. Laugh? We almost started !
Probate Property : Where is the Love?
2026/03/25
It's a heartfelt time and emotions are all over the place. Selling the property of a loved one who has died is laced with emotion and sometimes complex family issues. We're so grateful to have Sarah Choudhary with us to navigate this immensely difficult part of life. Sarah has lots of experience and expertise in the auction space and knows what questions, tensions and rifts can arise as a result of a probate sale. Have a listen to our conversation with Sarah and probate begins to make much more sense. Mortgage deals being pulled and shadow banks are just some of the property "fat" being chewed over by Charlie Lamdin in Charlie Says. It's really important that you take in Charlie's advice if you're about to move. Simmo and JP run the rule over the latest news about the average age of first time buyers and Selling Somerset goes a bit Harry Potter for our liking!
Celebrating Agency !
2026/02/20
As Simmo puts it " this is an upbeat episode! " We've a brace of really positive property stories that need to be highlighted and celebrated. The first is Your Move Nolan Throw in Northamptonshire - they've just opened a new office in a local shopping centre and the story of their co owner Sam Throw is a great one; it's pretty much tea boy to head honcho ! Sam tells his story to THE property podcast. Imagine not just being a fan of Gavin and Stacey, but being an estate agent based in Wales and getting to sell Uncle Bryn's house ! Well Andrew and the team at Chris Davies Estate Agents are handling the sale of THE house in Barry where Rob Brydon's character " lived ". We chat to Andrew and hear this fantastic story. Now how many times have you heard it said that there's a housing shortage? You might want to think again; Charlie Lamdin says different and you need to hear his take in Charlie Says.
Fewer transaction fall-throughs? Yes please !
2026/01/30
It's the podcast that never shies away from the bugbears of the property market; the stuff that just does't work. Of course we're equally keen to bring you the GOOD news and boy, this could be GREAT news ! Stephen Ward of the Council for Licensed Conveyancers is on to pick over why more regulation for estate agents could well mean sales fall-throughs drop from a horrendous 30% to a much more palatable 5%. Imagine that AND transactions speeding up, everyone on the same page and smooth sales that rarely, if ever, fall out of bed. Charlie Says is a cracker again; it's a tour de force that rails against the latest iteration of overvaluing - AI. Don't miss Selling Somerset either; the tale of the smelly house will have you both amused and bemused.
The 2025 Property Awards
2025/12/17
We've got the essential awards categories that all the other property events missed out on : AI Knowledge Powerhouse Boldest Business Move The Good Guys of 2025 The Finger on the Property Pulse Property Icon of the year As if that wasn't sufficiently intoxicating, Charlie Lamdin lays out his Christmas wish; what does he want to see in the housing market in 2026? Plus we have interior designer extraordinaire Nichola Haysey of Haysey Designs with her summary of a year in trends.
Property : The AI Space Race
2025/11/14
Snazzy tagline eh? " The AI Space Race "; well we can't claim credit for it but Toby Martin can! Often referred to as Mr AI ( and sometimes as MegaMind ) Toby comes at the tech from what he calls " an everyday perspective " and is the Chief Content Officer at We Are Unchained. Genuine, affable and vastly knowledgeable, he brings a common sense handle on what the likes of Chat GPT et al can add to the property sector. Have a listen to Toby and our extensive and far reaching chat. It's not an official and recognised valuation, stupid. Not our words, but the words of Charlie Lamdin who is here to set out more user friendly wisdom in Charlie Says. Selling Somerset isn't for the emotionally fragile, especially when it comes to marriages. Plus Simmo and JP pick over an article in Property Industry Eye written by Marc Da Silva on how estate agents should operate.
Happy Tenants, Happy Landlords ?
2025/10/22
You got it; it's a renting special. The Renter's Rights Bill is knocking on the door, so we've brought in a lettings specialist : Alex from Lifeboat Lettings. There's a tonne of great wisdom as he walks you through what the bill means and whether it makes life better for landlords, tenants or both. Charlie Lamdin is let loose amongst the suggestion that estate agents should have more and specific qualifications. Does he like the idea? Have a listen to Charlie Says and you'll find out. We're quickly approaching Halloween of course, so the ghouls and spooks are running riot in this month's Selling Somerset story. It really isn't for the faint-hearted. And Simmo lets you in on a court case victory that ties in nicely with our renting theme.
Rightmove Is Dead ! ( in Devon )
2025/09/20
You might say it takes cojones. Or at the very least a hefty dose of gumption and bravery. Not just social media strength " bravery " but a genuinely brave move in the property sector. Nic Chbat and Match Property, who are based in Devon have gone all out and DUMPED Rightmove. The single biggest property portal, the one that's in the very DNA of so many sellers and buyer has been given the Big E. In being so public with his view that Rightmove just doesn't do it for his type of agency, is this where it all goes wrong for what has been a huge and strangulating monopoly? Nic tells all. Equally uncompromising is leading commentator Charlie Lamdin, who has his say on the way estate agents use tech and AI. It's not pretty and may involve some turd polishing! And make no mistake, Selling Somerset is a sorry indictment of another hapless agent.
The Housing Market Isn't Fit For Purpose - Pt 2
2025/08/10
Time to pick up the second part of this exclusive and searingly candid conversation with leading property commentator Charlie Lamdin. If anyone is going to step up and put right the housing wrongs, it's Charlie. We pick over stamp duty, how long the whole selling process SHOULD take and why he believes he can help make 8 weeks to completion a reality. Simmo and JP discuss the interest rates drop and weigh up if it really is beneficial or just political posturing and ( for the last time ) we welcome Chef and former pub owner Alan now that he's moved in. We love the fact he calls it " glamping " - check out the episode to find out more. Oh and one more thing - Selling Somerset charts the story of Tom the estate agent and how he saw things an agent should never see!
The Housing Market Isn't Fit For Purpose - Pt 1
2025/06/19
" It's literally life and death stuff ". When the top sector commentator Charlie Lamdin says that on the leading property podcast, it's time to sit up and take notice. Spanning the next two episodes, Charlie, Simmo and John will examine the claim that the housing market just doesn't work. Where does the blame lie? Politicians, agents, sellers - which one is it to be? Housing accounts for so much that we don't generally think about - social isolation, domestic violence, happiness and even suicide. And of course it massively affects great swathes of the economy. Let's find out if Charlie can help to fix housing and what Simmo makes of it all.
Making the smartest moves in property
2025/05/08
Unless of course you're the mysterious Parrot-Man and then it's the most colourful moves. What have we got to get those house related juices going? Well try this for size : The vital need-to-know info on estate agents, how they SHOULD be trained and why conveyancers don't deserve all the flak ( well ok, they can have some!). Simon Bradbury, who in the nicest possible way, has been around the block is your man when it comes to brilliant guidance and we've got him on. What Simon doesn't know isn't in this podcast. HMOs. An acronym to strike fear into the deepest pages of any self respecting Facebook community group. We talk about it - pick Simmo's brains and tell you about the council that's railing against them. Charlie Says spreads the word about the sale of Zoopla and as you'd expect, Charlie has some unequalled anecdotes and insight. Then there's the small matter of Selling Somerset as told by Richard Batten of Move On Removals. Is it a bird? Is it a man? No it's both!
Don't use an Estate Agent that buys cheap coffee.
2025/04/04
This is nowhere near as bizarre and unreasonable as it sounds. Simon Bradbury reckons it should be one of the yardsticks when choosing who to sell your house with. Simon doesn't stop there. The biggest story from one of his recent viral videos over in Cambridgeshire is all about sole agency contracts. If you want to know what NOT to do when engaging an agent, Simon's your man and he's here to impart endless wisdom. The Property Ombudsman have just struck off 4 property businesses and Charlie Lamdin is along to share his analysis of this story and how complaints and regulation are handled when it comes to property transactions. As is always the way, there's plenty of candour from Simmo, as he reveals what happened when he crossed swords with the Ombudsman over a rogue bike! Alan the landlord, chef and self-builder has some good news and the end is much nearer - listen in and catch the latest positive development in what's been a torrid journey. Selling Somerset is told from the perspective of a renter who thought she'd found some nice cloths in the property and we're feeling flush as we tell the story of some public loos that proved to be more than convenient in the property market. It's a George Clarke special.
Not just Number 1 in Barton Regis !
2025/03/10
No Sir! We've just been crowned the number one podcast in Goodpods Home and Garden category. Perhaps no surprise given the collision of these ear catching features : - Why property renovations could LOSE you money - How to know if you can trust a lettings agency - Which house price index is actually telling it like it is AND - When is a car park a more attractive marketing proposition than a portal ? PLUS Self build wisdom from Alan in Northamptonshire and the reason behind Simmo blagging a free bottle of oil.
