Why Should Anyone Choose Your Estate Agency? With Gareth Melly
2026/10/15
If sellers think every estate agent does the same thing, why wouldn’t they choose the cheapest? Before you spend another pound on advertising, you need a convincing answer. In this episode of The Utterly Indispensable Podcast for Estate Agents, I’m joined by advertising specialist Gareth Melly to explore what makes an agency stand out, why that matters and how to turn that difference into business. Gareth brings experience working with brands including Dyson, Rolex and Pepsi. Now, he’s applying that advertising background to estate agency through his business, David to Goliath. We discuss: Why effective advertising starts with your values, positioning and offer. Why posting more isn’t enough, and why giving up too quickly doesn’t help either. How independent agencies can use their ability to move quickly to compete with the corporates. How Gareth uses AI to respond to and qualify enquiries while the prospect still has their phone in their hand. Whether AI will help agents deliver a better service or simply fuel another race to the bottom. We also challenge the assumption that customers will always prefer a human. If you can’t get an agent to call you back, would you really care who, or what, finally responds? A practical conversation about giving people a reason to choose your agency, then making sure your marketing and service deliver on it.
Everyone Knows the Basics. Why Do So Few Agents Get Them Right? With Michelle Gallagher
2026/10/08
Returning calls. Preparing properly for valuations. Following up with buyers. Doing what you promised. Every estate agent knows these things matter. So why do so many businesses struggle to deliver them consistently? In this episode of The Utterly Indispensable Podcast for Estate Agents, Rob Graves talks to Michelle Gallagher, Sales Director and co-owner of JDG Estate Agents, twice named Overall Winner at the EA Masters. Michelle shares what getting the basics right actually looks like inside her business, from aiming to respond to enquiries within 30 minutes to making sure every valuer does their own preparation and calls the seller before the appointment. We also explore: Why closing their Morecambe branch helped them perform better in that market.• How clear standards, morning meetings and practical accountability support the team.• Where AI saves time, and why the personal touch could become even more valuable.• Growing through acquisition while maintaining continuity for clients.• Why, when the phone stops ringing, your team needs to start dialling. An honest, lively conversation about turning good intentions into consistent service, and building an agency that gives clients a reason to choose you.
“Where Has All the Profit Gone?” | Paul Miller
2026/10/01
You’re selling houses. The team is busy. Money is coming into the bank. So why does it feel as though there’s nothing left? I put that question to Paul Miller, an accountant who has spent over 30 years running his own business. We talk about the gap between turnover, profit and cash in the bank, and why owners can work harder and grow their revenue without becoming any better off. Paul also challenges us to look at the work we spend our days doing. Are we making time for the decisions that improve the business, or filling every hour with tasks someone else could handle? And with agency fees often arriving months after a sale is agreed, what could we change to get paid sooner? Paul is preparing to hand his own firm over to his son, so this isn’t just theory. It’s a conversation about knowing your numbers, protecting your profit and building a business that works beyond you. Connect with Paul on LinkedIn.
From Chasing Instructions to Becoming the Agent Sellers Want
2026/09/24
What does it take to build an estate agency that sellers actively seek out? In this episode, I’m joined by Lisa Curran, owner of Currans Unique, a family estate agency that has served Chester and the North West for more than 36 years. Lisa explains how Currans evolved from a traditional lettings business into an aspirational three-branch brand, known for distinctive homes, exceptional marketing and a very different approach to selling property. We discuss: How Currans moved from pushing for business to having sellers come to them Why they can invest up to £3,000 marketing a single home before earning a penny The difference between having company values and actually living by them Why premium fees allow an agent to deliver a genuinely premium service Creating bespoke campaigns rather than simply taking photographs and uploading them to Rightmove Building a team that stays, grows and enjoys working together The realities of running a family business Growing through new branches and lettings acquisitions Why authenticity, creativity and human connection will matter even more as AI develops This is an honest conversation about playing the long game, protecting your standards and building an estate agency people genuinely want to instruct.
What If You Could Just Talk to Your CRM?
2026/09/17
When Ric Dawson, CEO of Alto, last joined me on the podcast, Alto Intelligence had only just launched. Five months later, AI has moved forward at a staggering pace, and so has Alto. But perhaps the most significant change isn’t simply what AI can do. It’s how we will interact with our CRM in the future. CRM providers have spent years building powerful tools that many estate agents barely use. Not because the tools aren’t valuable, but because the systems are complicated, people work in different ways and, let’s be honest, most agents would rather get on with selling houses than learn another workflow. AI could change that completely. In this episode, Ric explains how Alto Intelligence 2.0 could replace endless screens, menus and clicks with a simple natural-language interface. Instead of learning how the CRM works, agents will be able to tell it what outcome they want, by typing or speaking, and let the system work out the most effective process. We explore Alto’s new AI “skills”, intelligent property matching, automated sales progression and property management, and the ability for agents to build their own workflows simply by describing what they want to achieve. We also discuss what this means for customer experience, data security, the broker model and the future role of people within estate agency. The CRM has always had the tools. AI might finally enable agents to use them properly.
Why AI Could Make Local Estate Agents More Valuable, Not Less
2026/09/10
Robert May has spent much of his career spotting problems in the property industry before everyone else catches up. He has influenced material information requirements, challenged unreliable property data, helped shape the technology that became Alto and built rummage4, which was later acquired by CoreLogic. Today, his attention is firmly on the next major shift: how AI will change property search and what estate agents must do to remain visible, relevant and valuable. In this episode, Robert and I discuss why portal valuations can be dangerously misleading, how good agents distinguish between overvaluing and genuinely understanding a changing market, and why winning instructions means very little if those properties never complete. We also explore contract-ready listings, material information, the absurdity of sales taking 19 weeks in an age of instant communication and how better preparation helped one agency increase its share of local completions from 19% to 37%. Most importantly, Robert explains why he is no longer writing solely for humans. He is building the structured information that allows ChatGPT and other AI platforms to understand individual estate agents, their properties and the local expertise that makes them different. Robert has also been incredibly generous with his time outside the podcast. When I need an honest view on property technology or data, he is my go-to person. He occasionally makes my brain hurt, but it is usually worth it.
Why Sourced Is Spending £10 Million Buying Estate Agencies
2026/09/03
Stephen Moss believes independent estate agencies are undervalued. So much so that Sourced Group expects to invest close to £10 million acquiring them by the end of the year. But this isn’t simply about buying lettings books and bolting them onto a larger operation. Through Sourced Living, Stephen is combining acquisitions with a franchise model that can fund 100% of the purchase for its franchisees. It’s an ambitious approach that has helped the network grow to more than 50 estate agency and lettings franchisees in just 18 months. In this episode, Stephen shares his journey from taking a £10,000 pay cut to become a junior negotiator, to building a six-office agency with his dad, experiencing the consequences of the 2008 crash and ultimately creating Sourced Group, which now has more than 250 franchisees across property investment, finance, lettings and estate agency. We discuss: Why Stephen believes estate agencies are currently undervalued Why buying an existing agency can make more sense than opening another branch How Sourced funds acquisitions for its franchisees Why people without agency experience must learn the business before taking one over What is motivating owners to sell, including retirement, compliance and the pace of technological change How AI is influencing some owners’ decisions about their future Why estate agency is entering a period of rapid consolidation Stephen’s ambition to grow Sourced to between 500 and 750 franchisees This is a conversation about building, buying and eventually selling businesses, and what the next wave of estate agency ownership could look like. Buying an Estate Agency: The Deal Is Only the Beginning
2026/08/27
Buying another agency can rapidly accelerate growth. But agreeing the deal is only the beginning. What you do after completion can determine whether the acquisition delivers its potential or becomes an expensive mistake. In this episode, I’m joined by Lucy Noonan, founder of Atomic Consultancy and an award-winning business broker specialising in the sale and acquisition of lettings and estate agency businesses. Lucy brings extensive experience from across the acquisition process. She has worked as a corporate buyer, managed integrations and, through Atomic, helped complete more than 150 agency transactions. I approach the subject from a different angle: as an independent agency owner who acquired and integrated several businesses, grew a substantial lettings portfolio and eventually sold the company. Between us, we’ve seen acquisitions from very different perspectives, and we don’t agree on everything. Lucy believes buyers should resist changing too much too quickly after completion. My own experience suggests there are times when decisive action is necessary, particularly while deferred consideration and attrition arrangements still provide some protection. We also explore: Why integration can be more difficult than agreeing the deal How to protect landlords, staff and recurring income The different ways an acquisition can be structured and funded How owners can prepare their agency for a future sale Whether an owner must extract themselves from the business before selling Why lettings businesses attract higher valuations Whether sales agencies are the acquisition bargain everyone is overlooking Why consolidation doesn’t necessarily mean the end of the independent agent This isn’t a conversation where every opinion neatly agrees, and it is more useful because of that. If you’re considering buying, growing or eventually selling an agency, you’ll hear two experienced but sometimes differing perspectives on what makes an acquisition work.
Sales Progression Is Eating Your Working Week
2026/08/20
Sales progression is taking up an extraordinary amount of estate agents’ time. But is all that chasing actually moving transactions forward? In this episode, I’m joined by Natasha Candeias, founder of Property Progressors, who has grown her outsourced sales progression business from a one-woman operation into a team of 26 experienced progressors in just four years. Natasha explains why effective sales progression is about far more than repeatedly asking solicitors for updates. It requires empathy, tenacity, strong processes and, most importantly, the ability to solve problems before they derail a transaction. We discuss: Why sellers should be legally prepared before a buyer is found How poor preparation can waste the first four weeks of a transaction The difference between chasing activity and genuine progress Why estate agency CRMs still treat sales progression as an afterthought How outsourcing can give agents more time to win new business Why AI may be making negotiations between buyers and sellers even harder How Natasha built a team of 26 and is now turning Property Progressors into a franchise If you or your team are spending more time managing existing sales than creating the next ones, this episode will give you plenty to think about.
Why Are Estate Agents Risking £3,500 for a £300 Referral Fee?
2026/08/13
Why does it now take around 20 weeks to exchange contracts when it used to take six to eight? Estate agents blame conveyancers. Conveyancers blame agents. Everyone chases everyone else, the client is left wondering what on earth is happening, and when the sale collapses, nobody gets paid. In this episode, I’m joined by Silas Lees, CEO of WiggyWam and founder of The Maverick Movement, for a frank conversation about why Britain’s home-moving process has become so painfully slow. Silas argues that estate agents must accept their share of the responsibility. Too many properties reach the market without the material information needed to complete the transaction, while referral fees have helped turn conveyancing into an unprofitable, high-volume race to the bottom. We discuss why agents may be sacrificing a £3,500 sales fee for a £300 referral payment, how better upfront information could dramatically reduce fall-throughs and transaction times, and why sales progression should not require endless phone calls simply to discover whether anything has happened. We also explore whether AI will genuinely improve the home-moving experience or merely allow overstretched professionals to handle even more cases while delivering even less value. Silas certainly doesn’t pull his punches. But if estate agents want faster transactions, fewer fall-throughs and better fees, perhaps it is time to stop pointing fingers and start changing the part of the process they can control. She Sold Her Estate Agency. So Why Did She Start Again?
2026/08/06
After 35 years in estate agency, Angi Cooney has built a successful business, survived some of the toughest markets the industry has seen, sold both its lettings and sales divisions and supposedly retired. So, naturally, she started another lettings business and launched a podcast. In this episode, Angi shares how personal loss changed the direction of her life, why she started C Residential with little more than a name, a logo and an unshakeable belief that it would succeed, and how she built a business known for exceptional service and strong fees. We also discuss the realities of running an estate agency, the value of lettings, knowing when it is time to sell and the disappointment that people can sometimes bring when you own a business. Angi also gives her characteristically forthright view on self-employed estate agency, the importance of proper training and support, and why networking transformed her career in her fifties. Today, through her “Now What?” podcast, Angi is creating space for honest conversations about the moments when life changes and we are forced to ask what comes next. This is a wonderfully candid conversation about business, reinvention, failure and refusing to sit back later in life wondering what might have happened if you had simply given it a go.
Why AI Will Decide Which Estate Agents Get the Next Valuation
2026/07/30
For years we've obsessed over using AI to save time. But what if that's the wrong question? In this episode I'm joined by Jaimie Beers, founder of Schutle.com and a former London estate agency owner who successfully built, scaled and sold his own business before moving into . Jaimie believes the biggest impact AI will have on estate agency isn't writing property descriptions or automating admin. It's changing how sellers and landlords choose an agent in the first place. We discuss: Why Google search is already starting to lose its grip. How AI is changing consumer behaviour. Why websites are becoming more important, not less. The difference between SEO and becoming visible to AI. Why most estate agents are solving the wrong AI problem. Building a business through the credit crunch, selling at the right time and knowing when to move on. We also dive into business ownership, the realities of building a successful agency, why office location still matters, and the lessons Jaimie learned from fifteen years growing his own company before selling it. If you think AI is simply about becoming more efficient, this conversation may completely change the way you think about the future of estate agency. 2026/07/22

Chris Buckler, Chief Commercial Officer at TAUK and founder of The Estate Agency, shares the lessons he's learned from more than a decade building self-employed estate agency businesses. From his early days as a management consultant at Deloitte, to renovating properties, building successful agencies and helping hundreds of agents become business owners, Chris offers an honest look at what really makes the difference. We discuss why lead generation should always come before everything else, why values matter more than most people realise, what Chris learned from Keller Williams, and why so many agents fail—not because they lack ability, but because they stop doing the activities that built the business in the first place. We also dive into the future of brokerage models, acquisitions within the self-employed sector, supporting agents through cashflow challenges, and why building a profitable business is far more important than simply chasing turnover. Whether you're employed, self-employed or running your own agency, this conversation is packed with practical ideas and plenty of thought-provoking moments. In this episode you'll discover: Why lead generation is every agent's number one job. The biggest mistake self-employed agents make after a few months. Lessons from Keller Williams and Gary Keller. We Built a Multi-Branch Estate Agency Without a Business Plan
2026/07/09
Most successful estate agency stories get rewritten after the event. Not this one. In this episode, Andrew and Kenny Goad from The Stow Brothers share the real story behind building one of East London's best-known estate agencies. They openly admit they started without a business plan, expanded faster than they could comfortably afford, and made plenty of mistakes along the way. We talk about why being a great estate agent isn't enough to build a great business, how marketing became their biggest competitive advantage, why culture and values matter more than flashy branding, and the lessons they've learned from opening multiple branches, acquiring businesses and leading a growing team. If you're an estate agent, broker or business owner who wants an honest conversation about growth, leadership and what really happens behind the scenes, you'll get plenty from this one. In this episode we discuss: Why they launched without a business plan The difference between being a great estate agent and a great business owner Opening new branches and the risks nobody talks about Marketing as the modern estate agent's biggest advantage Raising fees by raising standards Hiring mistakes, leadership lessons and building the right culture Why growth alone doesn't guarantee profit Their ambitious plans to double the business over the next five years 🎙 Sponsored by Alto CRM The CRM built specifically for estate and letting agents.
