Why Raleigh, NC Is Becoming a Commercial Real Estate Hotspot
2026/09/02
In this episode of the Commercial Real Estate Blueprint Podcast, Jesse sits down with Kyle Touchstone, Director of Raleigh Economic Development, to break down what's happening across Raleigh's commercial real estate market and where the city is headed next.
Kyle explains how economic development teams work with commercial real estate investors, brokers, developers, and businesses to help bring new companies and jobs into the region. They also discuss one of Raleigh's biggest commercial real estate opportunities: industrial real estate.
With roughly 100 new people being added to the region each day through population growth and births, major public and private developments underway, a strong talent pipeline, and continued business investment, Raleigh continues to experience significant growth.
They also discuss the shortage of available industrial land inside Raleigh, demand for 20,000–60,000 SF industrial buildings, why newer industrial properties with 30+ foot clear heights can attract more opportunities, and how economic developers can potentially help investors connect with tenants, companies, development resources, permitting teams, and other opportunities.
If you're investing in commercial real estate, industrial properties, development land, or commercial properties in North Carolina, this episode gives you an inside look at where Raleigh is growing and what investors should be watching.

It's Not What's In Your Bank Account, It's Who's In Your Contacts
2026/08/26
Second Blueprint cohort kicks off in September. Eight weeks, Wednesdays at noon Eastern. Everything you need to know to buy your first deal. Here is the link: https://tally.so/r/EkEZXN
Another live update from Jesse and Graham, plus the thing behind most of their momentum: relationships.
They cover a downtown Durham retail building they just put under contract, and the small $120K deal that came back with a REC on the phase one. Paying ten grand for a phase two on a deal that size made no sense, so they went back to the seller and asked. The answer surprised them.
From there it's who not how. Why they'll give up five or ten percent for the right partner. Why they've bought four this year with two under contract and four more in the pipeline. Why they'd rather have ten brokers cold calling for them than do it themselves. Plus which brokers to actually build relationships with, and which ones you should never call looking for a deal.

Portfolio Update: The Deal That Might Blow Up, Our First Retail Building, and Lessons From Bob Knakal
2026/08/05
Graham and Jesse are back with a portfolio and life update. They just got home from New York City, where they sat down with commercial real estate legend Bob Knakal for an interview dropping next week. In this one they talk through what the trip was like, the biggest takeaways from Bob (his insane level of focus, why he only does three types of deals, and why you should answer "how's the market" with actual numbers instead of adjectives), and the fact that they just crossed two years of doing the podcast.
Then they get into what they are actually working on right now. Two properties are under contract. The first is a small former restaurant building they picked up at a great basis, until the phase one came back showing it used to be a gas station with possible underground tanks. They walk through the environmental hurdle, why they are glad they spent the money on a phase one, and why this is the one kind of deal they will walk away from. The second is their first retail building, a multi-unit spot in the middle of downtown Durham, and the deal Graham says he is most excited about yet.
If you have questions or want feedback on a deal, reach out. And if you have not left a five star review yet, that helps a ton.

We Bought a 12% Cap with an $80K Seller Credit
2026/07/15
Jesse is back from his honeymoon in St. Lucia and we're catching up on everything that happened while he was gone, including a new deal that went under contract.
In this episode, we break down our two latest acquisitions: a 12,000 SF warehouse in High Point we picked up for $580K with an $80K seller credit (essentially buying an existing 12 cap), and a 3-tenant automotive building in Durham with a potential $300K spread. We also talk through why we're pivoting from a pure buy-and-hold strategy to flipping a couple of these deals to build our track record and create a capital cushion.
Plus, the story of the 800 SF former hot dog stand in Durham we just put under contract, and a hard lesson on seller credits vs. price reductions that almost blew up our financing. If you're negotiating credits with a seller, do not skip that part.
We also share an update on our 8-week cohort wrapping up soon. Round two kicks off in September. Link below if you want in.
What we cover:
Buying a vacant 12K SF warehouse with 15% down at 6.76%Seller credit vs. price reduction: why the difference matters to your lenderRe-signing tenants at market rents during due diligenceWhy we're flipping instead of holding these two dealsDeal #5: the hot dog standHope you enjoy & God Bless!
