2026/10/05
Could the money sitting in your super help fund your next property opportunity? In this episode of The Andrew Wright Property Podcast, Andrew reconnects with Grant Abbott, one of Australia’s longstanding educators in self-managed superannuation funds, to explore how SMSFs can potentially be used for property investment, commercial property and even property development. Andrew first trained under Grant more than 20 years ago. Now they revisit the strategies available today, from pooling super between family members and purchasing business real property to unit trust structures, development opportunities and using an SMSF as part of a longer-term wealth, tax and estate-planning strategy.  In this episode: Can an SMSF actually become a property developer? How SMSFs can potentially participate in property developmentsUsing unit trusts and company structures for propertyWhy commercial property can work differently from residential property in superBuying your own business premises through an SMSFHow business owners may pay market rent to their own SMSFPooling super between family members to increase purchasing powerHow many members an SMSF can haveProperty, tax and pension-phase considerationsAsset protection and estate planning through superGrant’s approach to residential property structuresWhy Grant believes more investors should be paying attention to their super capitalWhat investors should investigate before implementing an SMSF property strategyGrant also shares one of the property strategies he believes could remain particularly relevant over the next five to ten years, and explains why he sees significant opportunity for investors prepared to understand the rules rather than simply assuming something can’t be done.  If you’re a property investor who has hit a borrowing ceiling or you simply haven’t looked closely at what your super could potentially do, this conversation may give you a completely different perspective. What makes industrial sheds such a powerful property investment and how do you find the deals most investors overlook? In this episode of The Andrew Wright Property Podcast, Andrew sits down with Johnny Leary from Shed Investor Academy to unpack four real industrial property deals and the strategies he used to find, finance and add value to each one. Johnny shares how he turned a 500sqm Melbourne warehouse into eight townhouses, secured land beside Bunnings for a Pet Stock development, bought a $600,000 industrial property using vendor finance with just 10% down, and transformed a neglected “hoarder site” bought for $750,000 before eventually selling it for $1.6 million.  Andrew and Johnny also break down why they both love industrial property, from longer leases and lower maintenance to large land parcels, stronger rental yields and multiple ways to manufacture value. In this episode: Why Andrew and Johnny favour industrial shedsHow to increase industrial rents and property valuesCreating extra lettable area with mezzaninesDeveloping underutilised industrial landSplitting larger sheds into smaller tenanciesJohnny’s industrial-to-residential warehouse conversionHow he secured an off-market site beside BunningsBuilding a Pet Stock and veterinary developmentHow he bought a $600K shed with just 10% down using vendor financeWhy understanding the vendor’s needs can unlock creative dealsThe $750K “hoarder site” that eventually sold for $1.6MUsing long settlements to create value before paying for the propertyWhy industrial properties can be simpler to manage than residential investmentsThese aren't hypothetical strategies. EP42: 5 Reasons to Walk Away From a Land Subdivision Site | Land Subdivision Masterclass with Carson Bolt
2026/09/07
Sometimes the most profitable property deal is the one you don’t buy. In Part 3 of the Land Subdivision Masterclass, Andrew Wright and experienced property developer Carson Bolt reveal five red flags that could be enough to make you walk away from a potential subdivision site. From landlocked blocks and contaminated soil to extreme slopes, flooding, protected vegetation and undesirable neighbours, they unpack real development deals where seemingly small problems became major financial risks. Carson also explains why these red flags don't always mean you should immediately abandon the deal. If the problem can be solved and the purchase price leaves enough margin, difficult sites can sometimes produce the biggest development opportunities. In this episode: Why site access can make or break a subdivision How easements and road-access restrictions affect development potential Contaminated, reactive and rocky soil and the costs they can create Why geotechnical testing matters before going unconditional How extreme slopes and retaining costs can destroy a feasibility Flooding, bushfire, wildlife corridors and other environmental constraints Why underground mining can become a major development problem How neighbouring properties and surrounding land uses affect buyer demand Why high-voltage power lines, cemeteries and industrial uses can shrink your buyer pool How experienced developers distinguish a deal killer from a solvable problemIf you're assessing land for your next subdivision, this episode gives you a practical framework for spotting the problems that could cost you before you commit. EP41: The Property Development Value Ladder | Land Subdivision Masterclass with Carson Bolt
2026/08/31
Do you actually need to complete a development to make money from it? In Part 2 of the Land Subdivision Masterclass, Andrew Wright and developer and mentor Carson Bolt break down the Property Development Value Ladder, four stages where developers can create value, assess their risk and decide whether to sell or move to the next stage. From buying raw land and creating a DA uplift to delivering finished lots and completing construction, Carson explains where value can be created at each stage and why taking the profit that's already on the table can sometimes be smarter than chasing a bigger return. Carson also shares real projects where he secured development approval and sold rather than building, including a site purchased for around $930,000 and sold for $2.5 million after creating value.  In this episode: The four rungs of the Property Development Value Ladder Why Carson generally avoids traditional land banking How developers create value through a DA uplift Why an approved site isn't automatically worth more How development approval can reduce risk for the next buyer Why DA-approved sites can become easier to finance When selling “paper lots” can make more sense than developing The difference between DA-approved and finished lots Why Carson likes having multiple exit strategies When ground-up construction makes financial sense The risks of buying unfinished developments from failed developers Why every developer needs an experienced professional team Carson's rule for assessing risk: Can you handle the worst-case scenario?Whether you're planning your first subdivision or assessing a larger development, this episode offers a practical framework for deciding how far up the development ladder you actually need to go. 2026/08/24
Can you subdivide your property and more importantly, should you? In Part 1 of the Land Subdivision Masterclass, Andrew Wright sits down with property developer and Unemployable Property founder Carson Bolt to break down the due diligence that should happen before buying or subdividing a development site. From zoning and minimum lot sizes to sewer connections, stormwater, slope, power lines and feasibility studies, Carson explains why a site that looks profitable on paper can quickly become an expensive mistake. Drawing on his own projects and lessons from developers he mentors, Carson also explains why your town planner can be one of the most valuable people on your development team and why sometimes the best deal is the one you walk away from.  In this episode: How to determine whether land can actually be subdivided Why zoning is only the beginning of your due diligence How to establish your subdivision “deal box” Why Carson recommends reverse-engineering successful developments Minimum lot sizes and how they affect subdivision potential The site constraints beginners commonly overlook Why sewer, stormwater, slope and utilities can destroy a feasibility How to compare different development and exit strategies Why a detailed feasibility is essential before going unconditional The costly mistakes Andrew and Carson have made and what they learned from them Why starting with a smaller subdivision can be a smarter way to learn If you're considering your first land subdivision or property development, this episode gives you a practical framework for deciding whether a potential site deserves a closer look or whether you should walk away. EP39: His Next Deal: The Lease Purchase Contract
2026/08/17
Can you control a multimillion-dollar commercial property without having the money to buy it today? Andrew Wright thinks he may have found a way. In this episode of The Andrew Wright Property Podcast, Andrew takes us inside a live deal he's currently negotiating using a strategy he's never personally used before: a lease purchase contract. The property is a large commercial site Andrew has offered $2.45 million to purchase with just a $25,000 deposit and a proposed delayed settlement. But the purchase itself is only the beginning. Andrew walks through how he believes he could potentially create value before settlement through leasing, rental arbitrage, development approval and even $1.5 million worth of stock currently sitting inside the property.  In this episode: What a lease purchase agreement is and how it works Lease purchase agreements vs lease purchase options How Andrew found this property completely off market Why he's proposing a delayed settlement How a potential national tenant could transform the property's value The rental arbitrage opportunity Andrew sees in the deal How $1.5 million of included stock could help fund the eventual purchase The potential development opportunity on an acre of spare land Why Andrew is speaking directly with council before settlement The risks that could still derail the entire strategy Why problem properties can create some of the biggest opportunities Nothing about this deal is guaranteed and that's what makes this episode different. You're hearing Andrew's strategy while the deal is still happening, including the risks, unknowns and negotiations that could determine whether it becomes one of his best deals yet or doesn't happen at all.  Follow the podcast because we'll be coming back to this deal as it unfolds. EP38: Four Reasons Why I Own Nothing
2026/08/10
How can you build a multimillion-dollar property portfolio and personally own almost nothing? Andrew Wright has spent decades building wealth through property, yet today he says the only things he personally holds are his credit card and the clothes on his back. That’s deliberate. In this episode of The Andrew Wright Property Podcast, Andrew and Adam unpack the four reasons Andrew uses companies, trusts and other structures rather than holding his investment properties personally: asset protection, estate planning, borrowing capacity and tax planning. Andrew also explains how being sued following the GFC fundamentally changed the way he thought about protecting assets, why he maintains loans across most of his properties, and how different structures have affected his ability to finance and grow his portfolio. In this episode: Why Andrew personally owns almost nothing The experience of being sued after the GFC that changed his approach How Andrew thinks about asset protection across his portfolio Why estate planning becomes increasingly important as a portfolio grows How different entities can affect borrowing capacity Why Andrew uses separate structures when acquiring properties How tax and land tax considerations influence his decisions Why the rules can change significantly between Australian states Why getting professional advice before buying matters This isn't about copying Andrew's structure.
