Episode 98: Buying The Perfect Property In Tuscany: A Conversation with Easy Living Tuscany
2026/03/22
For many, the dream of owning a villa in the rolling hills of Tuscany seems like an unattainable fantasy. But according to Adriano and Julius Petermaier, the visionaries behind Easy Living Tuscany, that dream is closer to reality than you might think. On a recent episode of the Total Tuscany Podcast, the brothers shared their journey from local real estate agents to social media sensations, and offered invaluable advice for anyone looking to make Tuscany their home.
From Construction Sites to Social Media Stars
The Petermaier brothers' connection to Tuscany runs deep. Their parents, originally from Germany, moved to the region decades ago and started a construction company specializing in property renovation. Growing up on construction sites, Adriano and Giulio developed a keen eye for architecture and a passion for the Tuscan landscape.
This passion eventually led them to the world of real estate. Inspired by successful American realtors like Ryan Serhant, the brothers decided to bring a fresh, modern approach to the Italian market. They started by sharing their love for Tuscany and its stunning properties on social media, and the response was overwhelming. Today, Easy Living Tuscany boasts over a million followers on Instagram and a rapidly growing presence on TikTok and YouTube.
Navigating the Tuscan Real Estate Market
For international buyers, the prospect of navigating Italian bureaucracy can be daunting. However, the Petermaier brothers emphasize that with the right guidance, the process is quite straightforward.
Key Steps in Buying a Tuscan Property:
Property Scouting and Viewings: The brothers meticulously select properties that meet their high standards for style and potential.
The Written Offer: Once a property is chosen, a binding written offer is made, detailing price, closing dates, and any included furniture.
The Deposit: Upon acceptance of the offer, a 10% deposit is typically required to secure the property.
The Notary: Unlike the U.S., Italy utilizes a Notary, a government official who oversees the entire transaction to ensure clear titles and proper documentation.
Closing: On average, the closing process takes about two months from the time the offer is accepted.
Understanding the Costs
Prospective buyers should budget for approximately 10% of the purchase price in additional costs, which cover the Notary, transfer taxes, agency commissions, and translation services.
Tips for Success in Tuscany
The brothers shared some crucial insights for those considering a move to Italy:
Renovation Realities: Many buyers underestimate the time required for renovations. Traditional stone houses demand specialized skills and patience.
Property Taxes: Property taxes in Italy are relatively affordable, often around €500 per year for a modest apartment for non-residents.
Modern Amenities: While Italians often forgo air conditioning in favor of thick stone walls, many international buyers choose to add it for comfort.
The Power of Location: Beyond the general area, factors like a property's hilltop position and its unique "feeling" are paramount in the Tuscan market.
Ready to Find Your Piece of Paradise?
Whether you're looking for a move-in-ready villa or a charming renovation project, the Petermaier brothers are dedicated to helping you find your perfect Tuscan retreat. Their expertise, combined with their deep-rooted love for the region, makes them the ideal partners for your Italian adventure.

Episode 97: Viva Italia — Italy at Full Throttle
2025/12/20
There are travel experiences… and then there are stories you tell for the rest of your life. Total Tuscany Podcast Episode 97 delivers one of those stories, taking listeners deep into the heart of Italy with Dream Italy’s unforgettable Viva Italia Experience.
The episode marks a long-awaited return for the podcast, and hosts Travis Justice and Pat Campagna come back swinging with a conversation that perfectly captures what Total Tuscany has always been about: extraordinary experiences over ordinary trips. Their guest, Giorgio Dell’Artino, founder of Dream Italy, doesn’t just sell tours—he curates once-in-a-lifetime moments.
Viva Italia began with a simple but brilliant idea. Why not let travelers experience Tuscany the way Italians dream about it—behind the wheel of a world-class luxury car, carving through the rolling hills of Siena? What started with two exotic cars has evolved into a fully immersive, fully supported self-drive luxury experience spanning Tuscany, Italy, and even parts of France.
Picture this: you slide into a Ferrari, Lamborghini, or Maserati, the engine growling as vineyard-lined roads unfold in front of you. A professional tour leader guides the route. Every detail—fuel, logistics, hotels, meals, parking, and support—is handled. You don’t worry about directions, traffic rules, or flat tires. You simply drive, savor, and experience Italy in a way very few ever will.
As Giorgio explains, Viva Italia isn’t about reckless speed. It’s about control, confidence, and connection—to the road, the landscape, and the culture. The routes are carefully chosen for beauty and safety, with moments where drivers can truly feel what these cars were built to do. And yes, guests even rotate cars during the tour, giving them the chance to experience multiple vehicles.
What makes this episode especially compelling is the depth of Dream Italy’s philosophy. Since 1997, Giorgio has personally built relationships with nearly 2,000 top-tier suppliers—from five-star hotels and historic castles to private yachts, Michelin-level dining, and exclusive cultural access. Every Viva Italia itinerary is customized, whether it’s a two-day Tuscan escape or a multi-day journey from Rome to Milan, Venice to the Dolomites, Sicily, or the French Riviera.
The conversation also highlights why Tuscany remains Italy’s most beloved region: art, food, wine, history, countryside, and soul—all in one place. Yet Viva Italia proves that Italy can still surprise even the most seasoned traveler.
This is more than a driving tour. It’s luxury travel redefined, where time is valued, privacy is protected, and memories are guaranteed.
If you’ve ever dreamed of Italy—and dreamed big—Episode 97 of the Total Tuscany Podcast will make you want to turn the key, press the accelerator, and shout it loud:
Viva Italia.

Bringing Tuscany to the United States, or Wherever
2024/01/01
On the last episode of the Total Tuscany Podcast, we visited with Claudia Callegari and introduced you to her wine club. She provides a unique service and offers quarterly selections of Tuscan wine from boutique wineries and selections you may need help finding in the United States.
Since that recording, we have traveled to Tuscany and met personally with Claudia. Her passion for Tuscan wine is more evident in person than on the podcast. She took us to two different vineyards, each with a different personality, mission, and history.
This podcast aims to inspire everyone to visit Tuscany and experience the wine, food, history, culture, and landscapes. But we also realize that it's not always possible.
But what if Tuscany would come to you? It just so happened that when we returned from Tuscany, Claudia was right behind us. It just so happened she was coming to the United States to do a wine tasting for a non-profit organization in our city. The event was successful, and many people who had never been to Italy got to experience Tuscan wine in a way they never have before, with a true expert who knows more about the vintages than any local distributor.
With Claudia being so close, bringing her into the studio for another podcast was only natural. We usually have different guests in back-to-back episodes, but her wine-tasting got us thinking. Instead of you going to Tuscany, what if Tuscany came to you?
We've had our out wine-tasting and dinner, which was very successful. Is there an opportunity for people like Claudia to come to the United States and sell wine directly? We think so. In fact, the experience may be the nudge you need to start traveling more. When you can put a face with a name, it takes a lot of the worry and unknown of traveling out of the equation and supports wineries that may never have the reach to such a broad audience.
Episode 90: Callegari Custom Wine Experiences
2023/06/19

As the custodian of a carefully curated portfolio of top-tier niche wines and new appellations, she offers a superior expression of the local terroir and outstanding cellaring potential. With tireless dedication, Claudia ensures that her selection is always up to date so you, our esteemed listeners, can always access the best and latest Tuscan wines.
Tuscany, boasting a rich diversity of world-class wines found across its numerous appellations, stands tall as one of the most prestigious wine regions in the world. From the classic Sangiovese wines originating from the hilltop town of Montalcino to the captivating red blends hailing from the shores of Bolgheri, and even the exciting discoveries emerging from rising names like Montecucco and Suvereto, the Callegari range embraces a broad spectrum of approaches and styles.
But the Callegari experience goes beyond a mere collection of exceptional wines. Claudia and her sister Silvia offer a gateway to the secrets held within each unique terroir of Tuscany. With their profound knowledge of the region, they can guide you through unforgettable wine and culinary experiences. From bespoke winery tours and exclusive wine tastings to private cooking classes and more, the Callegari sisters create fully customized private experiences that immerse you in the passion and essence of Italy.
There's a deep-rooted story behind Callegari—a story fueled by the passion for the quintessential taste of Italy. Episode 89:Total Sicily Podcast
2023/02/11
So for this episode of the Total Tuscany Podcast, we are changing the name to the Total Sicily Podcast.
Our fascination with Sicily started several episodes ago when Pat began the process of getting his Italian citizenship. After that, Omaha, Nebraska, Mayor Jean Stothert joined us to discuss her trip to Tuscany, which also included a stop in Carlentinni, Sicily, as part of a Sister City program.
Pat has developed a friendship with a professional guide, Eleonora Formica. Eleonora has become a trusted advisor for families in America to reconnect with their heritage. She's also an expert tour guide of Sicily and a sommelier and can recommend the finest Sicilian wine for any pallet.
Eleonaor joins us on this episode to help us expand our horizons on the Total Tuscany and Total Sicily podcast.
Episode 88: To Tip or Not To Tip in Italy
2022/12/18
When Americans travel to Italy, they often need clarification about the practice of tipping.
In the States, it's common to tip anywhere between 15 and 30% when at a restaurant, bar, or cafe. The standard is 20%.
Total Tuscany Podcast hosts Travis Justice and Pat Campagna have been to Italy several times, even they are somewhat confused about when and when not to tip in Italy after all this time.
It's hard to believe we have been doing this podcast for almost nine years now, and we are getting closer to our 100th episode and have never spent a serious amount of time talking about the subject of gratuity.
When discussing such an important issue, we bring in the experts. Linda Sorgiovanni from Italy Customized joins us again on the podcast. Operating a boutique travel company, Linda is asked by clients to factor in a tip to the cost of services. That's more challenging than it sounds, as it is not customary to tip for some services, but it is for others.
After listening to this podcast, you will be able to travel to Italy with full confidence on when to tip or not to tip!
Episode 87: Tuscany For The First Time
2022/10/29
Omaha, Nebraska, Mayor Jean Stothert had never been in Tuscany. Recently the three-term Mayor found an opportunity to visit Sicily and Tuscany.
Mayor Stothert and 80 other Omahans visited Carlentini, Sicily. The two cities share a friendship agreement that will eventually become a Sister City agreement. The bond between Omaha and Carlentini goes back to the early days of mass immigration to the United States. Sicilian families, many from Carlentini, found employment working for the railroad in Omaha.
When the constituents returned to Omaha, Mayor Stothert planned some personal time with her new husband, Dr. J. Kevin O'Rourke. Why not escape to Tuscany? That's exactly what the Mayor and her husband did.
However, they needed some help and planning, in steps Total Tuscany. If you are a regular listener to this podcast, you know we share our personal experiences regularly and help travelers plan and create their own experiences.
The process started with a consultation. Normally this takes place through a questionnaire or Zoom call. Since we are from Omaha, we were able to meet in person. It's important to understand precisely what you want to ensure you have a trip of a lifetime. After the consultation, we get to work with our partners in Tuscany. In this case, Linda Sorgiovanni at Italy Customized.
The Mayor enjoyed eight days and seven nights, staying in Florence, but taking the time to travel outside the city. The highlights of our stay are:
Highlights of Florence with Aperitivo
Uffizi and Academia Gallery
Dario Cecchini's
Siena and San Gimignano
Duomo Complex Tour
Cinque Terre with Private Boat
Pienza and Montepulciano
Enjoy the episode as Mayor Stothert shares the stories of her first time in Tuscany!

There is a work of art that is pushing boundaries in Florence. A modern sculpture and contemporary art piece by Emanuele Giannelli is called "Mr. Arbitrium." The daily crowds marvel at its size and ponder its meaning which is up for interpretation like all great works of art should be.

Episode 85: A Tourist Tax in Florence?
2022/07/30
What a summer in Florence! Ungodly heat, a government in shambles, and the tourists have returned in the full flock!
The streets of Florence are jammed packed, and business seems to be booming again for those who suffered so much during the COVID-19 pandemic.
While flipping through Instagram a couple of weeks ago, we came upon a post from the Florentine that floated the idea of a tourist tax in Florence based on a similar concept in Florence. Of course, the first thought out of our mouths was, what! You must be kidding.
Our second thought was to reach out to our friend Helen Farrell, Editor-in-Chief of the Florentine. After all, it was the Florentine that floated the idea.
Helen graciously agreed to join us for this episode, and we are so glad she did! We catch on to everything that is going on in Tuscany and look ahead to what is coming up in the coming months!

Episode 84: Italian America Magazine
2022/07/24
Andrew Cotto has worn many hats in his career. Teacher, novelist, freelance writer. He’s written about his love for Italian food and travel in magazines for years. You are never too old to reinvent yourself, right?
Cotto is making his third appearance on the Total Tuscany Podcast. In previous episodes, he discussed his novels. Cucina Tipica, An Italian Adventure, and Pasta Mike.
This time, he talks about his new job, Editor-in-Chief for Italian America Magazine. Don’t get us wrong, Andrew is not done writing. In fact, his byline is all over his first issue in his new role. According to the Organization, the magazine is the most widely read quarterly for people of Italian heritage in the United States.
Andrew is trying to grow the magazine outside just Italian heritage. You don’t have to be Italian to enjoy all things about Italy. It’s probably why you are listening to this podcast. The country and the culture are so appealing to many of us who don’t have family that comes from the old country. We can be Italian without actually being Italian.
