On today’s podcast I had Keala Kanae on. Keala has a very interesting background. He is an affiliate marketer who has done over $75 million in revenue selling other people’s products! Along with that, he’s spent over $1 million per month on ads. We talked about how people can utilize ads for their business, so wether you’re a real estate investor, an entrepreneur, or in any type of industry, this talk is very insightful! It’s insightful especially for a guy like me because he talked about a concept that I haven’t even thought about, which is losing money on the ads! We go in depth on what it looks like to actually spend more money than what the customer is paying you to get them, and why that can make you extremely profitable in the long run, as long as you’re willing to fulfill on the product. Speaking of fulfillment, we also talked about the risks of scaling too fast. Keala talked about how his business scaled way too fast and he had issues with partnerships, fulfillment, and it was a giant lesson for him as an entrepreneur and as a business owner. Just going through that kind of breakup and all the thoughts of anxiety, depression, and other things that we all struggle with sometimes as entrepreneurs. So, I appreciate him for being vulnerable and sharing a lot of the things he learned along the way. He tried working as a party promoter, day trader, FOREX trader, MLM stuff, and finally settled on affiliate marketing! He had his first 5 figure month as an affiliate marketer and then began his educational business.  Affiliate marketing is structured where there is no need to come up with your own product or business, but where Keala makes a commission based on how many products he sells, where he is selling someone else’s products. Keala talks about the history of his business and his strategies he utilized to grow his business.

Vanessa has built a seven figure business in just a couple years by teaching others how to make content on Instagram, YouTube, and how to use social media as a whole to turn their followers into clients. She specifically specializes in helping coaches and online personalities to start building education platforms and turning those followers into clients. We actually go into a lot of deep topics about hacks you can use on Instagram right now! We discuss what it was like for her starting out as a barista making minimum wage on the graveyard shifts, to figuring out her YouTube game, to eventually quitting and making $10K per month, which eventually turned into $200K per month! On today’s podcast I had two mortgage lenders on, and we talked about all the unique loan products out there for real estate investors. It was really cool to see because there are a lot of products people don’t really know about! Most investors are thinking they’re either getting a hard money loan and super high interest, or they’re getting just a primary 30-year conventional, that has a bunch of rules and stipulations that makes it difficult for entrepreneurs and real estate investors. We have a lot of debt in real estate! Their loans are very interesting because that stuff isn’t that important. They’ve got lower interest products on rentals that are for 30 to 40 years! They’ve got interest only, as well as products they’re willing to finance Airbnbs based on that short term rent amount. He’s shown me his bank account to prove it! This guy is legit and is killing the game! He has a unique way of investing in real estate that you never hear people talking about. He is doing triple net leases. Now, as someone in commercial real estate right now buying apartments, what Matt is doing seems like a far easier opportunity and a safer opportunity due to how triple net leases work. His first trailer was $5,000 and flipped it for $15,000. However, the owner destroyed the place and quickly stopped making his payments. He continued to flip and rent out trailers to better tenants.  Jennings says that he was able to scale so quickly by investing in his education and creating his story foundation in sales, relationships, confidence in himself, and more! Jennings also asked me some questions, so make sure you listen to  what I had to say!

We talked about how they go about running their businesses. If you don’t know who they are, they are social media superstars and entrepreneurs. Alex wrote a best selling book on Amazon that got almost 5,000 reviews! They sold their company for almost $47 million, and they’re just doing a ton of crazy stuff! In fact, they are the only people I watch on social media because so much of what they say is applicable to me, whereas most content you see is very generic and lower level. On today’s podcast I had the top sales trainer in the nation, Andy Elliot on! Andy’s company has over 300,000 students on their platform, and they’re all learning the game of sales. In this episode, we talked so much about breaking metal barriers when it comes to selling, how to get over being an introvert, how you can develop your mindset to be not only a great sales person, but to just win overall at life! Andy has a big conviction in helping people become winners in all aspects, just like myself, and I really resonated with that! Along with breaking down these barriers with mindset, we talked about some tactical things you can do in sales. It’s really good and especially good because him and I have drastically different energy levels, and so to see that there are multiple ways to go about selling and doing some crazy things is great! This is definitely one that he preps you for in the beginning to get a notepad and a pen because you’re going to take a lot of notes! Now DeFi is a buzzword many of you have probably heard about. Maybe you heard about Mark Cuban loosing all his money during it, maybe you heard about Time Wonderland or The Olympus Dow, or all these things. We jump into all of them! We talk about what makes DeFi safe and what are some risks to avoid. We talk about what these terms mean. I’ve heard of liquidity pools, yield farming, and dows, but we go in-depth on what are the differences between all of those, how they actually work, and how they generate these crazy returns that they’re advertising . On today’s podcast I had Jack McColl on. Jack is a credit expert who showed up at my office with over 50 business credit cards! Let me tell you - as somebody who maxed out their credit cards to start their full business career, that’s what I did to flip houses, the way he’s doing it is way better and way different than how I did it. I had to endure a 500 credit score for years with all my utilization tapped out. The way he is helping people get business credit is much different and it doesn’t effect your personal score, and the limits are so much higher! We talked about how you’re able to do that, as well as the value of relationships with different banks. We also go over which credit cards are the best for starting out, wether you’re in real estate, e-commerce, or if you’re going to start videography or influencer business! There’s a bunch of credit cards that meet different kinds of needs and we go over all of those details, as well as all of the different things that make up your credit score. During today’s podcast, I publicly go over what my credit score is! I looked it up on the show, and I’ll just say that it’s not what I thought it was! I ended up getting $50 and used it for my first house flips! From that, my perspective on credit shifted.  Jack goes over his favorite business cards and their benefits. On today’s podcast I had Steve Valentine on! Steve is a realtor and investor out of Phoenix, AZ and he’s got a very interesting story! We talked about how he got started right before the whole market crashed, and how he had to go through all of these different things. He ended up leaving his family’s business with over a million dollars of debt that he had to pay back on his own, along with investing a million dollars in a business that didn’t pan out! At that time, he ended up getting an REO account during those early days with many foreclosures happening with Fanny and Freddie. Steve talks about how he sold over 5,000 homes during that period. It is absolutely insane to hear how he did that, as well as what is looked like behind the scenes selling homes for Fanny and Freddie and how much he was making. He talked about how his dad represented over 1,000 transactions at the courthouse for these foreclosures. And the worst part about that was that his investors didn’t leave him with any of the houses throughout that time! That heavily influenced Steve in his career to get into the investing space seeing what his dad went through. It’s created the business he has today, where he owns over 75 single-family rentals, helping people all over get rental properties, be creative, and solve problems in the Phoenix market. He talks about his strategy to get 10 deals per month with no marketing! So, if you’re in real estate, this is a super great story!
