Episode 22: 3 Costly Mistakes Homeowners Make Before Selling (And How to Avoid Them)
2026/01/28
Most homes don’t struggle to sell because of the market. They struggle because of a few avoidable mistakes made before the home ever hits the market. In this episode, David Garcia breaks down the three most costly mistakes homeowners make before selling, and explains how to avoid them so you don’t lose time, leverage, or money when it’s time to list. You’ll learn: Why overpricing “just to test the market” often backfires The difference between preparing a home emotionally vs. strategically Why exposure alone isn’t a marketing strategy in today’s market What smart sellers do before they list to create momentum This episode is especially helpful if you’re: Thinking about selling this year or next Unsure how today’s market impacts your home’s value Wanting clarity before making a major move Whether you’re actively planning to sell or just gathering information, this conversation will help you approach the process with confidence and strategy—not guesswork.
Episode 21: Is Now the Right Time to Sell? How to Make the Right Move Without Guesswork
2026/01/19
Is now the right time to sell your home—or should you wait? In this episode of SYQH Radio: New York Real Estate Explained, host David Garcia breaks down one of the most common (and most misunderstood) questions New York homeowners ask. Instead of chasing headlines, interest rates, or what a neighbor’s home sold for, this episode helps you step back and make the decision that actually matters—the one that’s right for you. Selling a home isn’t just a market decision. It’s emotional. It’s financial. And it’s deeply personal. In this episode, David walks you through three critical questions every homeowner should answer before deciding whether to sell: Has your life changed in a way your home no longer supports? What is staying really costing you—financially, emotionally, or mentally? Do you have true clarity, or are you stuck in uncertainty? You’ll also learn why: Timing the market is far less important than understanding your options Waiting can come with hidden costs most homeowners overlook Knowing your net proceeds matters more than knowing your list price Clarity—not pressure—is what creates confident, stress-free decisions David also explains how New York’s real estate market works at a micro-local level, why national headlines can be misleading, and how trusted guidance helps homeowners cut through noise, fear, and outside opinions. Whether you’re actively thinking about selling or simply planning ahead, this episode is designed to give you clarity, perspective, and strategy—without hype or pressure. If this resonates with you, share it with a homeowner who’s been quietly wondering what their next move should be. 📩 Connect with David: Email: [email protected] Call/Text: 917-982-8899 SYQH Radio is here to help you make confident real estate decisions—so you never feel rushed, confused, or uninformed when it matters most.
Sunday Shorties E1: How Do You Know When It’s the Right Time to Move?
2025/12/28
How do you really know when it’s time to move? Not when someone tells you to.Not because it sounds like a good idea during a football game. And not just because you can qualify for a bigger home. In the first-ever SYQH Sunday Shorties, we break down a question almost every homeowner asks—but rarely slows down enough to answer honestly. This short episode explores: Why the idea of moving often comes up casually (and what that really means) The difference between being pre-approved and being truly comfortable How to avoid becoming house rich but lifestyle poor Why understanding the area you’re moving to matters just as much as the house itself How the right guidance—local or long-distance—can save you time, energy, and stress Why family conversations before the move can prevent problems later There’s no one-size-fits-all answer. But there is a simple framework that helps you know when the timing is right—and when it’s not. If you’ve been quietly thinking, “Maybe it’s time…”, this episode is for you. 📍 Areas Served: Queens | Brooklyn | Long Island | NYC🏡 Specialties: Homeowners, Buyers, Sellers, Strategic Moves 📲 Want to know your home’s value or talk through your options?Call or text anytime—no pressure, just clarity. 👍 Like this episode if it resonated🔔 Subscribe to SYQH Radio for weekly real estate insights💬 Comment if this question has come up in your household recently David GarciaLicensed Real Estate Salesperson📞 917-982-8899📧 [email protected]🌐 www.SellYourQueensHome.com
Helping an Out-of-State Family Buy Their First Home in NYC | The Truth Behind the Deal
2025/12/23
What does it really take to help a family buy their first home in New York—especially when they’re coming from out of state? In this episode, I share one of the most meaningful real estate stories of my career—a real, unfiltered transaction from 2025 that reminded me exactly why I do this work. It began with a simple but powerful goal: A mother wanted to help her daughter put down roots, build stability, and start creating generational wealth in New York City. What followed was not a perfect deal—it was a real one. We navigated: The gap between expectations and New York real estate reality Choosing between Queens, Brooklyn, and Long Island Co-ops vs. condos for first-time buyers The complexities of a bank-owned (REO) property Assembling the right team (attorney, lender, inspector) Pressure-filled moments requiring calm, strategic problem-solving Negotiation, due diligence, and long-term vision This episode breaks down what actually happens behind the scenes when a deal gets hard—and why honesty, strategy, and guidance matter more than hype. ✔ Why honesty upfront saves buyers from disappointment later ✔ How out-of-state buyers can successfully purchase in NYC ✔ What banks really look for in distressed or REO properties ✔ Why a solution-driven agent can make or break a deal ✔ How smart guidance turns obstacles into opportunity But more than anything, this is a story about family, trust, and building a foundation for the future. If you’re thinking about buying or selling in Queens, Brooklyn, Long Island, or anywhere in New York—or if you’re simply curious how real estate decisions shape lives—this episode is for you. 📍 Areas Served: Queens | Brooklyn | Long Island | NYC 🏡 Specialties: Buyers, Sellers, First-Time Buyers, Strategy & Negotiation 📲 Want to talk through your situation? The Changing of The Market in Queens
2019/04/25
Before I break down the numbers later this week, I wanted to let you know what I'm seeing in the field.
Just a few minutes about what I've been up to and what I will be up to in 2019
2018/12/20
so I haven't been on here in a while because I've been involved in some new ventures in my professional life and I wanted to share with you what those ventures are and also kinda catch you up on everything that I may not have shared with you
What is going on with the real estate market in Queens right now? Up, down, or upside down...
2018/09/14
In this episode I discuss the current real estate market trends in Queens. I do it in plain English to help you best understand what is going on. I wanted to give you an overview of what I am seeing in the market right now. Over the last 6 years we have been in a clear-cut seller's market in Queens and in most of the rest of the nation. There are major signals of upcoming change and there is significant change at certain price points throughout queens and the rest of the country. I talk about how the best time to plant a tree was 20 years ago and the second best time is now and how that relates to real estate. I hope that you get something out of this, that you learn something, and if you find it at all helpful that you share it with someone that would benefit.
