How This 30 Years Old Purchased 4 Investment Properties and Her Own Home
2026/10/21
30 years old, four investment properties, and her own home in Bright, Victoria. Lauren Chapple shares how a decade of rentvesting built her Australian property portfolio - and why she never thought she'd be in this position.
From Built Different listener to Atelier Wealth client, then Atelier Wealth mortgage broker. Lauren and Aaron talk about living with negative cash flow, the off-market home she found through an Airbnb weekend, funding a knockdown rebuild by selling one or two properties, and why a "conservative" broker can hold you back.

Everyone’s Waiting for Australian Property to Recover. That’s the Mistake | Sam Gordon
2026/10/18
Everyone’s waiting for Australian property to recover. Sam Gordon thinks that’s the mistake.
With sentiment at its lowest since the GFC, he’s still buying, and in this episode he explains why the quiet market could be the window investors keep asking for.
Sam and Aaron start with where the market is now: rates up, inflation still rising, and a budget that changed negative gearing, CGT and SMSF lending.
Sam explains where investor money has gone, why listings are drying up and what happens to rents when investors stop buying.
He then walks through how he’s buying right now:
He has narrowed down the areas he buys inHe targets properties that need a lot of work, and keeps a rolling pool of funds that he refinances and puts back inHe’s flying to Geraldton to do a reno himself after being quoted $150K
From there, they get into commercial property. Sam covers why he’s buying aggressively in that space and whether to strip equity or sell down to get in.
He also lays out the due diligence that separates a solid asset from a million-dollar mistake: vacancy risk, tenants who cook the books, and leases with only a year left. Aaron then puts a real client scenario to him: three properties, equity ready for two more, and frozen.
Sam’s answer starts with one question: if your goals haven’t changed, why has your strategy?
They finish on the 18.6-year property cycle, the 2027-28 outlook, and why Sam hasn’t watched the news in over a decade.

Buying Property on Contract Income: Eilish Sheerin’s First Home to Richmond Renovator
2026/10/13
Eilish Sheerin was drafted into the AFLW at 29. Off the field, she's been building an Australian property portfolio: a first home in inner Sydney, then a Richmond duplex she bought unrenovated, on purpose.
Aaron and Eilish unpack how she bought on an income that isn't guaranteed, the buffer she built first, and why she chose a renovator over a finished home.
She shares what growing up in the family super fund meetings taught her about money, why she turned down bigger contracts to build her skills, what buying a bakery that was losing money taught her about risk, and why her next move might be lifestyle investing in Japan.

Should I Invest Now or Wait For the Market to Recover? | Follio
2026/10/11
How Follio built a data-first Australian property business. Lachlan Delahunty and Reece Beddall on why they give their strategy away for free, and why the equity number you're told is often wrong.
A valuer with 17 years in the numbers.
A finance exec with 15 years scaling businesses.
Both burned on their first investments.
They sit down with Aaron Christie-David to unpack calling 20 to 30 agents before every episode, PropStac, why they're not buying Sydney yet, and why commercial could be 2027's riskiest buzzword.

How to Build Habits That Build Wealth | Dr Gina Cleo
2026/10/06
Habit scientist Dr Gina Cleo reveals the top habits of professional property investors.
Dr Gina Cleo started out as a dietitian and couldn't get anyone, including herself, to change long-term. So she went and did a PhD in habits.
She's back with MPA Top 100 mortgage broker, Aaron Christie-David.
This episode is about the real estate between your eyes. Gina explains why your phone wins every morning (and which room it should charge in), the two circuit breakers for a cortisol-spiked morning, why your day starts the night before, and the sleep protocol her friends laugh at.
Then it gets specific for investors: why you can't steal someone else's portfolio blueprint, how to count the cost before you chase eight properties, the one sentence that changed how Gina thinks about setbacks, self-efficacy as the number one predictor of change, and why "I'm trying to be a property investor" has to become "I am a property investor".
Plus anxiety avoiders vs thrill seekers, what self-sabotage is actually protecting, Thomas Edison's 1,000 attempts, and Aaron's 9:30pm bedtime.Whether you're saving your first deposit, stalled at property number three, or trying to get back on the horse after a setback, this one's for you."People want to go into property development. Get into personal development first. That's your best return on investment." - Aaron

How We Got Patrick Approved After 3 Banks Said No | Australian Property Investment Story
2026/10/04
Patrick David had the deposit, the property under contract, and a vendor saying Friday or it's over.
Three banks had knocked back the finance. He called Atelier Wealth in tears on a Tuesday afternoon and had an approval by 11am Wednesday.
Patrick is a Melbourne fitness coach, self-employed, married to a lawyer, working 70-hour weeks with a toddler in childcare. He takes Aaron through the six-month suburb spreadsheet, the cafe conversation where he and his wife split every job in the portfolio, and telling his dad they were rentvesting.
Then Aaron builds the plan from one property to five live - the cash flow barrier, buying in pairs, trusts and lender sequencing, the bucket company for self-employed investors, and whether commercial belongs in the plan. Also: the 487 days he ate the same meal, and why fitness and finance are the same game.

How To Convince Your Partner To Invest In Property
2026/10/01
Australian property investing is rarely a solo decision. So what do you do when you want to buy, and your partner isn't convinced?
In this episode, MPA Top 100 mortgage broker Aaron Christie-David sits down with Georgia and Kate Matts, a couple who don't agree on this yet, and works through it in real time.
Kate bought an investment property in her early twenties, and it stressed her out for years. Georgia works in property finance every day and wants to buy again. They have two kids under four and a mortgage they'd like gone.
Kate's hesitation isn't the debt. It's that the money gets locked away during exactly the years her kids need it.
What we cover:
The two very different first properties that shaped how each of them sees riskWhy "not a no, a maybe with conditions" is the most honest answer in propertyBuilding a war chest, and finding your sleep at night numberWhat actually goes wrong with an investment property and what it costsMortgage prison, and why a 30-year loan doesn't have to take 30 yearsWhy more debt can pay down the debt you already haveBuying in your personal name, a company or a trustHow to interview a buyer's agent before you engage oneThe question Kate asked that changed the whole conversation: what if we don't do it?
If you and your partner have had this conversation at the kitchen table and got nowhere, listen to this one together.

The Government is Misusing Tax Payer Dollars | Dave Hughes, Sam Gordon, Aaron Christie-David
2026/09/20
They said rents would rise by $2 a week. The banks now say $300. Dave Hughes and buyer's agent Sam Gordon join Aaron Christie-David to follow the money on the Australian property budget nobody voted for.
Hughesy explains why the CGT change was never taken to an election, why he says there was no mandate for it, and why he now calls himself part of the problem.
Sammy does the maths the modelling didn't: lose $10K on a property, get $3K back, and a $700-a-week rental becomes $1,000.
Then the receipts.
$1.6 million to hire pot plants.
$90 million weather website.
A tunnel that went from $4 billion to $11 billion.
Sacked politicians on $250K a year for life.
And Hughesy's fix: every cent of public money on a register, in real time.
It gets personal too, with the Greens senator who called him a rich landlord while he rents a flat to a single mum for $120 a week, why small business owners are the heroes of this economy, and why "breathing is winning."

She Called the 2026 Property Peak in 2014. Now she is Predicting a Crash | Evan Lucas, Dawn Fouhy, and Catherine Cashmore
2026/09/13
Catherine Cashmore forecast the 2026 peak in Australian property back in 2014. Now she's calling a financial crisis for 2027.
Behavioural economist Evan Lucas thinks timing markets is a dangerous game. Buyer's advocate Dawn Fouhy is watching it play out on the ground in Melbourne.
Round two with MPA Top 100 Mortgage Broker Aaron Christie-David.
The 18-year land cycle and why AI data centres are a land play. Land tax versus stamp duty. Why 54% of federal revenue comes from personal income tax and what that does to first home buyers. HECS debt and shrinking borrowing power. The RBA laying the tarmac for rate rises. The wealth effect. What 2027 looks like if the cycle plays out, and the case for buying when everyone else is scared.

How This Single Mum Purchased 4 Properties on a Basic Salary
2026/09/06
At 34, Renuka had no bank card in her own name and her salary wasn't reaching her account. At 43, she owns three Australian properties on one fixed public sector income and is arranging pre-approval on a fourth.
She's a single mum to a primary school-aged son in southwest Sydney.
In this episode she takes Aaron and Lauren through the whole rebuild:
- The $25 a fortnight salary sacrifice a colleague talked her into 15 years ago that became the super balance behind two SMSF properties
- Why she bought where she could afford instead of chasing a blue-chip suburb
- The six financial advisers who told her they don't deal with anyone under a million dollars
- The property deal Lauren stopped her signing after the seller demanded an answer in 24 hours.
She shares the cash envelope system, the notes app that runs her budget, and why every decision points at one number: mortgage-free by 50, so she can go and work in the domestic violence and refugee space.
If you're rebuilding after a separation, buying on one income, or you've been told no and believed it, start here.

BONUS EP: What My Daughters Really Think Of Me | Fathers Day Special
2026/09/03
Aaron Christie-David, MPA Top 100 Mortgage Broker, asks his five-year-old and seven-year-old daughters what he does for a living.
No guest this week. No lender policy, no borrowing capacity, no numbers on a page. Just a dad, two kids and a microphone, recorded for Father's Day. Aaron sets the tone early - being a parent isn't a right, it's a privilege - and then hands the questions over.
They explain Dad's job in one line. They name the family memories that actually stuck, and none of them are the expensive ones. They give the best thing about Dad, then the worst thing about Dad, and they do not hold back.
Whether you're building a portfolio for your kids, running a business while trying to be present at home, or you're a dad looking for a reason to hit record this Sunday, this one's for you.

The 18 Year Property Cycle: Is Australian Property At The Peak?
2026/08/30
Catherine Cashmore says the 18-year property cycle has peaked, and that Australian property is at the top of it. We spent an hour testing whether that holds up.
Catherine is a former president of Prosper Australia and has spent two decades working across land economics and buying property for clients. She forecast the Perth boom in 2019, when Perth had been flat for a decade. Dawn Fouhy, 2026 Buyer's Agent of the Year, joins Aaron Christie-David, MPA Top 100 Mortgage Broker, to pressure test the whole framework.
Catherine traces it through Australia's history from the 1890s bust to 1991, 2008 and Covid, and explains why land rather than buildings is what actually moves. She covers why a falling median value hides what happens to individual properties, why Melbourne is affordable and what land tax has to do with it, why she thinks commercial property is the worst place to be right now, and what first home buyers should be weighing up.
Dawn asks whether a government heading into an election year could hold the whole thing up.
Aaron asks the question everyone asks about forecasts: what if you're wrong?

Marty Fox on Selling in this Market | Built Different Podcast
2026/08/23
Marty Fox won't buy an investment property in Melbourne right now, and he'll tell you why. The WHITEFOX CEO and Block judge on Australian property, goal setting, and building 23 offices.
In 2021, Marty wrote a five-year goal sheet. Three properties to his name, three thousand followers, and WHITEFOX London scrawled on the last line as the pie in the sky one. He's now responsible for 145 careers across 23 offices with New Zealand and Dubai live, targeting 50 offices across five countries by 2030. Aaron Christie-David goes deep on the goal system Marty carries in his pocket and reads every single day, the four pillars he tells anyone to start with, and the ten resignations in two months that didn't break him.
On property:
Why he'd buy a family home in Melbourne today but not an investment Where his own money is going insteadThe four metrics he runs over every dealThe one question that exposes what an agent really thinks your home is worth.
Then the honest part. The grind from 24 to 29 when he had no brand, no house and no credibility, the phone calls to his mum, and why he says he could not have built any of it without his wife Charlotte.

Post-Budget Property Update: What Smart Investors Are Doing Now | Built Different Ep
2026/08/16
The budget broke the old playbook. This is the new one, with the numbers attached. MPA Top 100 Mortgage Broker Aaron Christie-David and the Atelier Wealth broking team on Australian property right now.
A whole lending product gone. Lenders drowning in five times their normal volume. Borrowing strategies written twelve months ago that no longer apply. The team came in to answer one question: what still works? One property now costs $15,000 a year to hold, and everything follows from that.
Aaron is joined by Bernadette Christie-David, Damien Walker and Nate Condie, answering listener questions with real figures attached. They cover the trust structure that can quietly undo itself on your credit file, and the cash flow number that stops most portfolios at three or four properties.
The team then goes head to head on AMP's 40-year loan term with ten years interest only, Aaron makes his call on where this cycle bottoms and why it is a correction rather than a crash, and they close on a deposit product that has been on the market twelve months without anyone noticing. If you own one property and cannot see how the next one happens, or you are sitting on four and running out of serviceability, this is the one.
