Today is a guest I've been trying to get on the podcast since I thought of the idea back in 2020! I asked him to be the first guest on the podcast, he said no. I asked him to be the 50th guest, he said no. I asked him to be the 100th, he said yes, and delayed until he finally came on for the 108th episode! One of my closest friends, mentors, and someone I admire greatly both personally and professionaly, Jamie Green.  Jamie's been in the real estate industry for 15 years, was co owner of the of the largest real estate teams in Newfoundland, before relocating to Halifax. Built a successful real estate business, the Jamie Green team in Halifax, before moving back home in 2023.  I called Jamie recently to get some advice about navigating a shifting/cooling real estate market, because in my short career, I've only ever navigated a market going from cooler to hotter, I've never experienced a hotter market going cooler! I had a client ask me what I would look for if I was buying a home in today's real estate market! My wife and I are have been talking about buying a new home in 2027, so this has actually been on my mind as of late! 1A.) LOCATION: Now that we have a daughter, where she grows up and goes to school is the most important thing for us. It doesn't matter if the perfect home is in another area, we're not deviating from where we want her to grow up. 1B.) FLOOR PLANS: I don't care about the kitchen, the bathroom or the finishes of the home. As long as the floor plan is awesome. I've seen a lot of well finished homes get killed by buyers because the floor plan sucks. And I've seen buyers fall in love with really ugly homes because the floor plan is awesome and they can see the potential. You can't fix a bad floor plan. Well, you can. But it's going to cost you a lot of money! 2.) Price: Obviously.  3.) Garage: Home renovations, we need a workshop.  4.) Half Bath on the main floor: Wife's thing, not mine. Corey Wright has bought a 166 acre farmhouse in rural Nova Scotia and has big ambitions to use his homestead to help build up the less fortunate in his community through different goals for his property. Working in shelters in Nova Scotia, Corey has been on the frontlines of Nova Scotia's housing crisis since COVID, and he's currently renting rooms out of his 2 unit duplex in Truro to help individuals as a stepping stone onto a better life.  The next step is through the development of his 166 acre property.  1.) Agriculture: Creating farmland to give back to non public programs in Halifax.  2.) Zipline, cabins, and other outdoor activities. Building businesses that give opportunities to those with checkered pasts that allows them to grow and move on from any difficulties in their lives.  3.) Nature walks, hiking trail. Welcome to your market update in Halifax for September 2026! Few things that have really caught my eye.  1.) For the first time in 7 YEARS Halifax is now officially in a balanced market. What does that mean? Buyers pay fair market value for homes.  2.) Since January 2026 Halifax has gone from 2.1 months of inventory to 4 months of inventory, it's almost doubled the amount of inventory in 9 months.  3.) Halifax started the year off with 866 homes for sale in January 2026, as of October 1st there are now 1554 homes for sale in Halifax. It's almost doubled in 9 months!  4.) The average listing needed 11 viewings to receive an accepted offer. (An increase of 10 from August 2026.)  5.) The average listing had 4 viewings in September 2026. There's more options for them to see, there's far more variables that they can assess when looking at your home, and they are using that leverage in negotiations to get themselves the best deal possible. The real estate market is SHIFTING, can you feel it? We have not had this many homes for sale in Halifax at one time since August 2019. Homes are sitting longer than sellers and Realtors are used to. Homes are having more and more price reductions to entice an offer from buyers. Buyers are taking their time on their home buying journey. They're taking into consideration the level of finishes, the level of upgrades, what they see that they need to renovate in a sellers home to make them comfortable enough to buy it. They're demanding the sellers pay for more improvements to the property before they agree to purchase it. They're considering the monthly mortgage payments, the cost of property taxes, the cost of heating, and the cost of maintenance. If the buyer is engaged at all. That's the other thing, at this moment in time there are very few buyers engaged in the market. They're taking longer to get pre approved, they're taking longer to schedule viewings, they're seeing homes 2 to 3 times before they consider buying an offer. Why? After years of being in a horrible sellers market, buyers have come to realize that they have time again, they have leverage again, and they're using it to their full advantage. The August market stats are out for 2026 and there are a few things to make note of! For the July market stats, I predicted that Halifax would move into a balanced market for the first time since August 2019. I was wrong! Halifax held onto its seller market status with 1495 homes for sale in all of HRM. (Down from 1500 in July 2026.) Average price point increased $10,000 from July to August which is typical for the real estate market in general. The interesting one though, and a statistic I've never tracked before in my career, average number of viewings per accepted offer. In August, the average listing needed 10 viewings before accepted an offer. In August, the average listing had 4 viewings. Read that what you will, especially if you're selling!
