Episode 91: Boulder Ridge Homes W/ Gabe Routhier
2026/04/07
Boulder Ridge Homes is a dream come true for Gabe and his cousin Nicole. 100 acres in the heart of Hubbards have been in their family for decades, and Gabe's always dreamed of turning his families acres into homes for the community he holds so dear in Hubbards Nova Scotia. Gabe and Nicole purchased the land from his family a few years ago and immediately went to work at getting the land ready for development. Gabe's background in contracting work through his company Cottage Keeper Contracting gave him and his team the perfect foundation to realize a childhood dream. Fast forward to today, a few years later and Boulder Ridge Homes will be handing over keys to their very first homeowners in April 2026. A moment to cherish and a moment of accomplishment. As for what the goal is, building good quality homes at affordable prices, with the heart and soul of community at the center of the development. Episode 90: Pay Your Home Off in 15 Years! W/ Matt Legatto
2026/04/01
A few weeks ago Matt & I recorded an episode called "Is Your Home an Investment?", and out of that episode we did what we always do, take a few shorter clips and use them on social media. Well one clip in particular went big for us and our channel. $600,000 purchase = $349,900 in interest payments over 25 years. We took it as a sign that you guys want to learn more about your mortgages themselves. How they work, and specifically, how you can pay them down FASTER and own your home outright from the bank SOONER. Increase your personal wealth and pay less to the bank, win win. Well here is that podcast! Matt Legatto is back on the podcast to break down how to pay off your home sooner. Enjoy!  Jason Paul 902-220-7357 [email protected] @jasonpaulhalifaxrealtor @halifaxrealestatepodcast Matt Legatto 902-240-3304 [email protected]

Episode 89: How AI is Rewriting the Real Estate Playbook W/ Daniel Foch
2026/03/20
If you work in the real estate industry, I'm sure you've been watching all of the leaps and bounds of AI over the last few years. Trying to understand and even navigate the impacts this new technology will have on our industry today and over the next few years. I myself have been keeping an eye on its development from afar, until I saw someone I follow on X and Instagram sharing what they were accomplishing in their real estate business with their own OpenClaw. An AI assistant. Meet Daniel Foch. Co-Owner of Valery Real Estate, a technology driven real estate brokerage in Toronto, Daniel has been in the real estate industry since his childhood, with his parents being in the real estate industry. Growing up with a fascination into technology via the early days of myspace, Facebook, and Twitter, Daniel has been all in on understanding the impact AI will have on our industry. Meet Openclaw. AI assistant/administrator that Daniel has programmed to do a lot of the things we as Realtors don't like doing in our day to day basis. Client follow ups, scanning the rental markets across Canada to figure out cap rate fluctuations, CMA analysis for potential new clients, scheduling showing.. Essentially, if it has a screen attached to it, your openclaw can be programmed to do it. And the possibilities are endless. Enjoy the show as we breakdown AI's impact on the real estate industry. Why Your Home Isn't Selling!
2026/03/15
At the end of 2025, 443 homes left the Halifax real estate market. 443 families had contracts with Realtors to sell their homes, 443 families had said that they want to sell their homes, those same 443 families came to the end of their contracts and decided not to renew, to leave the real estate market all together.  In 2025 you started to see an increase of days on market in Halifax, you started to see homes sitting on the market longer than in recent years, and buyers started to realize that they had negotiating ability again. Asking for practical things in negotiations that buyers hadn't been able to ask for since before COVID.  You may have your home on the market right now, you may not have had a single viewing in the last month, maybe you've been getting offers but they're nowhere near what yout asking price is. Maybe keep dropping the price in the hopes that a buyer will come, but they never do. Maybe the feedback from buyers has been consistently good, but you still can't sell it. Maybe you're frustrated as hell.  Here's why your home isn't selling in 2026.  Jason Paul 902-220-7357 [email protected] @jasonpaulhalifaxrealtor@halifaxrealestatepodcast

Why Comparables Matter More Than Ever
2026/03/02
Real estate comparables.  What are they? Why do they matter? How do they work? and why should I care? Honestly great questions, and I do my best to explain it in this little audio file. I'll do my best to summarize here. Comparables matter now more than ever becasue comparables are how the real estate market determines prices of housing. And with all of the volitility in the housing market over the last few years (I'm sure you can think of a few reason why, looking at you COVID.) There's been a lot of flucuation in home prices, which means there's also a plethora of comparables from the past severeal years for people to use to determine their homes value in today's real estate market.  Simple right? If you plan on buying or selling your home, just look at the last 90 days sales history of your neighborhood and look at the comparables there. Don't go back a year, don't go back two years, and thank me later.  Jason Paul 902-220-7357 [email protected] @jasonpaulhalifaxrealtor @halifaxrealestatepodcast
Episode 87: Is You Home an Investment? W/ Matt Legatto
2026/03/01
It's that age old debate, is your home an investment? Not an investment property, not a flip, not a B.R.R.R.R., not a buy and hold, not a short-term rental, is the home that you LIVE IN an investment? Matt Legatto and I take a good hard look at the numbers of what you're roughly paying to own a $600,000 home in Halifax, vs paying a monthly rent in an apartment/single family home in Halifax. The benefits and negatives of both options, and if there's actually a better return in living in an apartment and investing through other conventional means, or living in your house and seeing a return on investment by the increase in the value of the house itself.  Enjoy! Episode 86: 2% Down Payment in Nova Scotia! W/ Matt Legatto
2026/02/28
The government of Nova Scotia has announced a pilot program, partnering with local credit unions, to bring 2% down payments to first time home buyers in the province. The Nova Scotia government has also announced that there will be no mortgage insurance from CMHC by the program, and the Nova Scotia government themselves will be the guarantor of the mortgage for the Credit Union.  Claiming that this will help making homeownership more accessible to first time home buyers at a time of all time home prices in Halifax and in Nova Scotia.  Matt and I will break down the pros and cons of this new pilot program, and some things that may homebuyers may not be aware of until they've already committed to the program.  A few things for example.  1.) Through this program, homebuyers will be locked into a 5-year fixed term mortgage at 4.99%. Through a traditional bank with a 5% down payment, homebuyers can get interest rates as low as 4.05%.  2.) At the end of the 5 year fixed term with credit union, will the homeowner have enough equity in their home to go to another lender? If not, they will have to sign another term with the credit union at a higher interest rate than the typical banks are offering. And if they do switch lenders, they will have to pay the CMHC mortgage insurance.  3.) Household incomes up to $200,000 can qualify for this pilot program, but Credit Union will be decreasing the alloted gross debt service (GDS) and total debt service (TDS) available, making it harder for buyers to qualify for this program.  And so much more! A separate article about the 2% down payment program https://financialpost.com/real-estate/mortgages/nova-scotia-2-temptation-young-mortgage-shoppers#:~:text=Nova%20Scotia%20has%20made%20the,a%20standard%20default%2Dinsured%20loan. 2% Down Payment Program https://novascotia.ca/first-time-home-buyers-program-pilot/ Nova Scotia Down Payment Assistance Program https://www.novascotia.ca/apply-loan-help-down-payment-your-first-home-down-payment-assistance-program Jason Paul 902-220-7357 jason@infinityrealestategroup @halifaxrealestatepodcast Matt Legatto 902-240-3304 [email protected] @mattlegatto.mortgages
January 2026 Market Stats!
2026/02/27
Halifax is starting off 2026 with some interesting statistics at the end of January! Home prices in Halifax are down almost $34,000 from January 2025, and even down almost $22,000 from December 2025. (And December is typically one of the slowest real estate months of the year!) The real interesting statistics to come out of January 2026 is that the number of homes for sale is down from 1124 in November 2025 to 866 in January 2026. That is a SIGNIFICANT drop in the number of homes for sale in Halifax in a short amount of time. And that includes home prices being down, and days on market going up. Why? Well 443 homes left the Halifax market in December, why? The contracts with their Realtors expired. What does that mean? Sellers couldn't get the price they wanted for their home, buyers aren't interested in the homes, and sellers may want to wait until the spring to try again to sell their home. (We will see what the spring brings!) What does this mean for Halifax? Are we seeing a shift into a more balanced market? Are home prices cooling? Is this the calm before the storm? We'll see! Episode 85: Best Rants of 2025! W/ Matt Legatto
2025/12/31
So throughout the year, Matt and I will call each other from time to time just to have a little rant about something that's happened in our industry. A sound board if you will, or simply something that's just frustrated us and we need to have a 5-10 minute vent to get it out of our system and move on with our day. We decided to go over some of our best rants of the years, things we've noticed in our respective industries, just for a different kind of podcast to end 2025!! Happy holidays to each and every one of you, thank you for listening in 2025, and we will see you guys in 2026! Sincerely,  Jason
Episode 84: Mortgage Renewals W/ Andrew Hutchison
2025/12/31
Is this the year that the housing market breaks? Most homeowners who purchased their home in 2021 is up for renewal in 2026. In 2021, you could get an interest rate of 1.5%-2% on your mortgage, and today those same homeowners will be getting roughly 4-4.5% on their renewal.  That will make a significant increase in their monthly mortgage payments.  There is some prediction that with roughly 60% of all mortgages in Canada up for renewal in 2026, there's a significant number of homeowners who will not be able to handle the increase in their payments, which will then cause them to sell their home in 2026 or 2027. This will flood the real estate market with the supply (number of homes for sale) it needs and because of the significant increase in options for homebuyers, will drive down home prices across Canada.  Andrew Hutchison and I look at what's coming over the next year, year and a half in the housing market, and go over different options you have for your mortgage renewals. As well as tips you can use to get yourself the best mortgage rate possible.  Jason Paul 902-220-7357 [email protected] @jasonpaulhalifaxrealtor Andrew Hutchison 902-240-7212 [email protected]
