CPI Podcast Ep. 49 - Luke Whyte: Why and How to sell to the Caribbean Diaspora
2026/10/01
No mortgage, no big deposit, but still a property business. In a Caribbean Property Investing Podcast first, we speak with Luke Whyte, a second-generation Jamaican-British investor and host of Property, Purpose & People Podcast, about rent-to-rent and property management. Luke started in 2019 with a family member's struggling property and now owns his own portfolio. He shares his £100-per-room profit rule, how HMOs and guaranteed-rent leases work, and his tenant-screening method. We discuss the Windrush generation's property legacy, why trust holds the diaspora back from investing home, the wealth lost without inheritance planning, and Luke's top advice: talk to your family. 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. CPI Podcast Ep. 48 - Sandra Jones: Women Building Alone - Risks, Reality & Resilience
2026/09/01
Grenadian, single parent professional Project Manager, Sandra Jones moved to Saint Lucia for work, initally on a 3 year contract. Recalling similarities between her "Spice Isle" and the "Helen of the West", she decided to put down roots there. As her contracts got extended/renewed, she decided to make her time on the island count and as she puts it "I operate where I'm dropped" - and decided to buy land and build. What happens when you put your trust, your money and your dream into the hands of a contractor, and things dont go according to YOUR plan? Hear Sandra's deeply personal story about taking on a construction project as a single woman, the challenges she encountered with her contractor, and the difficult battle that followed. But Sandra’s experience raises a much bigger question: What is it really like for a woman to build alone in the Caribbean? Are women treated differently by contractors and tradespeople? How do you protect yourself when you don’t have construction experience? What should you put in place BEFORE handing over your money? And when a project goes badly wrong, how do you find the resilience to start again? Drawing directly from what she went through, Sandra gives practical advice to single women considering building their own homes or investment properties — including what she believes women should do differently to protect themselves, reduce their risks and improve their chances of successfully completing a construction project, including an income property. 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. CPI Podcast Ep. 47 - Kwency Griffith: From Radio Announcer to Real Estate Developer
2026/08/01
"None!" That was Kwency Griffith's answer when I asked what opportunity he saw in the market before he emptied his savings and founded Vybe Radio. No gap. No safety net. Just the belief that if no space existed, he would create one. A decade later, Vybe Radio broadcasts island-wide across Saint Lucia, reaches over 160,000 followers across platforms, and is streamed world-wide. But this episode isn't about radio. It's about what Kwency built quietly, on the side a property portfolio that started with land that sat untouched for 15 years and ended with Petit Paradis Villas: 3 x one-bedroom units, 1 x two-bedroom unit, and a pool in Corinth.                                  Growing up and he decided what he DID NOT want to be. From radio sales to on-air talent; how he got his first break at The Wave. The harsh criticism that almost broke him and why he later thanked the person who gave it. How Vybe Radio positioned itself around youth, technology, and edutainment, before anyone else in St. Lucia was doing it. Then the  property lightbulb: why he decided real estate was the only path to retiring on his own terms. Find out when he confirmed that property was the one business that will keep paying, even after the bank that told him preferential rates only went to certain people in society. Navigating DCA approvals, parking requirements, and the approval process in St. Lucia. Choosing a contractor, what he looked for and why. The decision to bite the bullet and do all 4 units at once instead of building in phases. His rental strategy. And finally...what financial freedom means to him and the advice he would give to his 30-year-old self. #BankofSaintLucia #NagicoInsurances #CaribbeanMetals #MandC 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. CPI Podcast Ep. 46 - Rankin Morgan: From Digital Entrepreneur to Property Investor
2026/07/01
Rankin Morgan believes owning a house is a liability — and in this Episode he makes a compelling case as to why he feels this way. As the founder of 123 Digital Limited, one of St. Lucia's leading marketing agencies, and the creator of Lemongrass Condos — a 4-unit development in Beausejour which also houses two 5-star Airbnb units. Rankin's path to property development runs through an unlikely career — DJ and sound man, accounts clerk, marketing analyst in the UK, magazine publisher, web developer, and finally agency founder. That background, it turns out, is exactly what makes him one of the sharpest Airbnb operators in St. Lucia today. If you're a hustler, multi-talented with multiple jobs juggling, this episode is for you. Learn how you move from trading your time and labour directly for money to creating passive income, equity and generational wealth. 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. Ep. 45 - How to build a 10 unit Condo using the BSHR "Harvest" Strategy!
2026/06/02
A salaried professional can only carry so many mortgages — the bank's debt-service ratio caps you. If you're thinking of becoming financially independent or changing your earning trajectory - The BSHRR (HARVEST) Method breaks that ceiling!!! In Episode 45, I break down, step by step, how to build a 10-unit condominium complex, legally split it under the Saint Lucia Condominium Act, sell some units to clear the construction loan, and keep the rest free, clear and cash-flowing with short and long term rentals. This is the framework I used to turn one piece of land into a debt-free, income-producing portfolio — one cycle at a time. 📍 THE 7 STEPS Acquire → Design → Finance + Build Fast → Declare → Sell Some → Keep the Rest → Repeat ⏱ CHAPTERS 00:00 The salary ceiling problem 03:10 What the HARVEST Method is 07:30  Steps 1–2: Acquire & Design the site 15:00 Step 3: Build fast — the 6-month formwork build 23:30 Step 4: Declare — the Condominium Act mechanism 31:00 Steps 5–6: Sell some / Keep the rest debt-free 39:00 Step 7: Repeat — your debt ratio resets 44:00 Risks & how to de-risk each step 📄 FREE: Get the 1-page HARVEST framework — SUBCRIBE to the Channel, comment "HARVEST" below or DM us on Instagram. 🔔 Subscribe for the Caribbean property playbook — new episodes every two weeks 1st and 15th Monthly. ▶ Instagram: @caribbeanpropertyinvesting ✉ Email: [email protected] #CaribbeanRealEstate #PropertyDevelopment #SaintLucia #RealEstateInvesting #CondoDevelopment #HARVESTMethod 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. CPI Podcast Ep. 44 - How to Retire EARLY [by 49] in the Caribbean!
2026/03/19
In this episode I show how with the right strategy, patience and committment it is possible to leave the workforce well ahead of most. I share my approach and journey to achieving Financial Independence, Retire Early (F.I.R.E.) through property investing. After more than two decades in the telecoms industry, I made the scary decision to quit my full time job for good — 16 years before official national retirement! Not because I had to. But because I had built a portfolio of income-generating properties that gave me that option. But here’s the truth—early retirement is not just about money.  Get insight into the strategy behind replacing a salary with rental income. Find out what the first 18 months of owning your own time really felt like. Hear about the unexpected challenges of stepping away from corporate life. Discover why mindset and discipline matter just as much as investment decisions nnd how we can begin to build a Caribbean F.I.R.E. movement. Financial independence in the Caribbean is possible—but it requires intention, structure, and long-term thinking. 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean. CPI Podcast Ep. 37 - Hervin Thomas: Property Investing success from $0
2023/04/30
If ever there was a survivor or "overcomer" story this is it! Episode 23 with Kieran brought a number of listeners to tears but this one potentially can redefine our definition of struggle and humble beginnings.  Raised by his grandmother, Hervin Thomas, a self proclaimed "praying man" had to fend for himself growing up. Scarce resources in the household would force him to learn how to make and sell what we call "paimie" in St. Lucia, "conkies" in Barbados and "blue draws" in Jamaica. A sustained blow to his pride would see him approaching neighbors and the public to offer this sweet Caribbean delicacy made from coconut,  cornmeal and pumpkin as his primary means of earning income as a teenager. That still was not adequate to help him achieve regular attendance at school, often forcing him to miss classes every other week  in search of odd jobs. This struggle would continue throughout high school forcing him to miss his final (CXC) exams because of the inability to pay for the entrance fees. Learn how he would teach himself how to read and write, find regular work and even capitalize on a gap in his former employer's service which would lead to him ultimately leaving and starting his own business. Track his creative journey in property investing and exactly what it took for him to secure his property portfolio and how he leveraged his core competencies to achieve economic independence and current success despite starting from "less than $0". 🎙 Caribbean Property Investing Podcast Helping you build wealth through real estate across the Caribbean.
