Mortgage Rates Are Moving FAST: Should Acadiana Homebuyers Wait?
2026/09/15
Mortgage rates are moving — and they're moving fast. So if you're thinking about buying a home in Lafayette or anywhere in Acadiana, should you buy now, lock your rate, or wait? In this episode, John Ray sits down with Austin Shoemaker of South Street Mortgage to break down what's actually happening with mortgage rates and what it means for local homebuyers. We talk about why rates can change so quickly, the connection between mortgage rates and the 10-year Treasury, what the Federal Reserve does (and doesn't) control, and why waiting for the “perfect rate” isn't always as simple as it sounds. Austin also explains something every buyer should know: a lender can quote an attractive interest rate, but that doesn't necessarily mean it's the best deal. We discuss rate locks, points, fees, Loan Estimates, and the questions buyers should be asking before choosing a mortgage. Plus, we look at why the Lafayette and Acadiana real estate market doesn't always behave like the national headlines suggest. If you're buying a home, selling a home, or just trying to figure out what these crazy interest rates actually mean for you, this conversation is worth a listen. 🎙️ John Ray Perkins III | The John Ray Group🏡 Keller Williams Realty Acadiana Hey hey, it's John Ray. Home isn't a place. It's a decision.
SpaceX Is Coming. Here's What It Means for Our Market.
2026/09/04
SpaceX just announced Starbase Louisiana — a $100 billion spaceport in Vermilion Parish projected to bring over 11,000 direct and indirect job opportunities to Acadiana. In this relaunch episode, John Ray breaks down what's actually happening in our real estate market right now — including live MLS data showing land prices in Abbeville and Kaplan already up as much as 233% in the past two weeks. John also talks with an agent near SpaceX's existing Texas launch site about what Acadiana should expect: rental demand before buying demand, a tourism bump from launches, and a narrow window for investors before the market catches up. Whether you're buying, selling, renting, or investing in Acadiana, this episode lays out what's coming and how to get ahead of it. 🎙️ Hosted by John Ray, real estate agent with Keller Williams Realty of Acadiana and founder of The John Ray Group. 📩 Get in touch: [email protected]🌐 Website: https://johnrayperkins.com The John Ray Group is committed to and abides by the Fair Housing Act. 05: Marie Ducote-Comeaux, owner and founder of Cajun Food Tours
2023/03/15
In this episode, I had the opportunity to sit down with Marie Ducote-Comeaux, owner of Cajun Food Tours. She grew up down the bayou and would move to Lafayette to get a degree in public relations. When she graduated, she became a restaurant manager for Pizza Hut. That would lead her to a 14 year career of teaching and eventually becoming an assistant principal. Her faith has guided her throughout her life. She tells the story about how at every change, she would bring her next step to God and allow him to “fire up her passion.” This prayer about the next would ultimately lead her finding food tours on a trip. Her two favorite things, tours and food. So every time she would travel, she would seek out these food tours. Eventually she would end up on a bus food tour and that night the Lord set it on her heart to do this in Lafayette. Buying a bus and being a business owner was not on her list. Every detail, from the inside of the bus to the color of the logo was set on her heart. 04: Austin Shumaker - Owner and CEO of Neighborly Home Lending
2023/02/24
In this episode, I had the opportunity to sit down with Austin Shumaker, a local business owner in Lafayette. We talked about his journey from Oil and Gas to mortgage ordination.
