Talking New York Real Estate with Vince Rocco: Condos vs Co-Ops - The Decisions Buyers Still Struggle With
2026/01/29
In New York City real estate, few decisions generate more confusion or more debate than the choice between a condo and a co-op. On paper, the differences seem straightforward. In reality, buyers quickly discover that this decision touches everything from lifestyle and financing to governance, resale flexibility, and long-term value.   Condos offer autonomy, liquidity, and fewer restrictions, but often at a premium. Co-ops, which still dominate much of the city's housing stock, can provide more space and value, yet come with board scrutiny, financial disclosures, and rules that can surprise even seasoned buyers.   So why, in 2026, are buyers still struggling with this choice? Is it about control versus community? Flexibility versus stability? Or simply understanding how these two ownership models actually work in today's market?   Today, we're breaking down the real-world trade-offs between condos and co-ops in New York City—what buyers need to know, what they often misunderstand, and how to make the right decision for their goals, not just their budget.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc.
Talking New York Real Estate with Vince Rocco: The Man Behind the Mic
2026/01/22
Today, we're doing something a little different.    If you've been listening to this show for years, you know the voice. You know the questions. You know the guests.   But what you may not know is the story behind the mic.   Today, we're flipping the script. I'm hosting the show, and I'm interviewing the person who has spent more than a decade interviewing everyone else.   Vince Rocco is entering his 12th year behind the mic. What began as a live radio show in 2014, before podcasts were mainstream, before YouTube was the default, has grown into one of the most trusted platforms for thoughtful conversations about New York real estate.   This episode isn't about headlines or hot takes.   It's about longevity. Perspective. Judgment.   And what it takes to build something that lasts.   Vince—Welcome to your own show.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Sponsored by Roadway Moving and Storage: https://www.roadwaymoving.com/   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc
Who Is Buying In NYC Right Now?
2026/01/08
When we break down who's buying real estate in New York City right now, the picture becomes very clear — and it's not driven by first-time, entry-level buyers. Older Millennials are leading the charge. These are buyers in their late 30s and early 40s who delayed purchasing, built careers, and are now entering the market with intention, stronger balance sheets, and a long-term view. Right behind them is Gen X — buyers who are often trading up, buying for space, schools, or multigenerational living, and making highly practical decisions. And then you have Baby Boomers, who remain a powerful force in NYC. Many are downsizing, relocating capital within the city, or buying with substantial equity or all cash, which continues to influence pricing and negotiations. Gen Z is starting to appear, but in New York City they remain a relatively small segment. Affordability, career stage, and the realities of co-op rules and financing mean most are still renters or waiting on the sidelines. So when we talk about today's NYC market, it's really being shaped by buyers with experience, capital, and clarity — and that dynamic defines how deals are getting done Featuring guests Louise Philips Forbes of Brown Harris Stevens, Daniel Blatman of Compass, and Leslie Modell of Sotheby's. Forecasting 2026 – NYC & Connecticut
2025/12/18
In this week's episode Vince discusses how in NYC, urgency is selective: buyers remain cautious, sellers are measured, yet competitively priced homes in the right buildings and neighborhoods are moving quickly, revealing pockets of renewed momentum beneath a seemingly steady surface. Meanwhile, Connecticut shows a different form of urgency—driven by lifestyle migrations, limited inventory, and strong demand for turnkey properties in desirable towns and school districts. The moment the right home hits the market, competition surges.   Together, these markets create a regional ecosystem where urgency does not disappear; it simply shifts. Understanding where that urgency is concentrated—and how pricing, product, and buyer psychology shape it—has become essential for consumers, brokers, and investors navigating the corridor between city and suburbs.   Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.   Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166   Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco   Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.   https://bhsusa.com/   #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc
Why NYC is Defying a National Housing Slowdown
2025/12/11
While much of the nation faces a pronounced housing cool down—characterized by rising inventory, longer days on market, and waning buyer urgency—NYC continues to resist the trend. Its resilience stems from a combination of structural scarcity, international appeal, and the steady return of high-earning professionals who anchor demand in key neighborhoods. Limited new construction, especially in Manhattan and brownstone Brooklyn, keeps inventory tight even as other markets overflow.    At the same time, NYC's luxury and ultra-luxury segments remain persistent by global investors seeking stability, safe-haven assets, and long-term value. Add in a strong local job market, continued corporate relocations, and a surge in all-cash buyers insulated from high mortgage rates, and the result is clear: while the rest of the country cools, New York's housing market continues to heat up on its own terms. Featuring Brown Harris Stevens' Executive Director, Jared Antin.
"Owning Manhattan" and the Luxury Market
2025/12/04
Today on the show we are diving into New York City's luxury condo market — a market in flux like never before. Luxury in the 21st century isn't just about size or location anymore. Buyers are looking for wellness-focused amenities, cutting-edge technology, privacy, and sustainable design.     With low inventory and a new wave of thoughtfully designed developments, the high-end market is being reshaped to offer experience, lifestyle, and long-term value alongside stunning architecture. Today, we'll break down what's driving these changes and what it really means to live luxuriously in modern Manhattan.     And my guest today is Peter Zaitzeff.  He is the polished, high-powered Sales Director for New Development at SERHANT and one of the firm's most influential agents. A lifelong New Yorker based in Tribeca, Peter has built a stellar reputation in luxury real estate, having closed more than $4.8 billion in over 500 deals.

NYC or Miami — Where is the Smarter Investment?
2025/10/23
Today on the show we dive into one of the hottest debates in real estate: from the Big Apple to the Magic City of Miami. Where's the Smarter Investment?      New York City and Miami have always been two of America's most dynamic real estate markets — each offering its own version of luxury, lifestyle, and opportunity. But as migration patterns shift, taxes and climate play bigger roles, and buyers seek not just homes but lifestyles, investors are asking: where does the smart money go next?     We unpack the contrasts — from pricing trends and property taxes to lifestyle demands, developer incentives, and market resilience. Whether you're an agent helping clients decide between a Manhattan penthouse or a Miami high-rise, or an investor weighing long-term potential, this conversation will give you a clearer picture of what each market truly offers.     Featuring David Deza, Managing Director of Brow Harris Stevens Miami, alongside Jared Antin, Executive Director of Brown Harris Stevens.     Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.     Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166     Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco     Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.     https://bhsusa.com/     #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE
How to Test-Drive a Neighborhood Before You Move
2025/10/16
Today on the show, some advice, before you move to a new neighborhood in New York City, take it for a test drive. Every block has its own energy, and the best way to know if it is right for you is to experience it firsthand. Walk the streets at different times of day, grab coffee or dinner at local spots, and talk to residents to get the real scoop. Check out social media to see how locals live and what they love—or don't—about the area. And don't forget to test your commute and explore everyday conveniences. Before you sign that lease or make an offer to purchase, make sure the neighborhood feels like home. Featuring guests Steven Gottleib of Coldwell Banker Warburg and Christian Rogers of Compass.     Filmed at Brown Harris Stevens' Studio 1873, Part of the Mastery of Real Estate (MORE) Network.     Subscribe: https://podcasts.apple.com/us/podcast/talking-new-york-real-estate-with-vince-rocco/id1645541166     Watch: https://www.youtube.com/playlist?list=PL7_x00Dbn3OSlGbpYVDMcT_DI0gFW06hq     Connect with Vince Rocco: https://www.bhsusa.com/real-estate-agent/vince-rocco     Brown Harris Stevens is one of the largest privately owned real estate brokerages in the country, with more than 40 offices across four states: New York, New Jersey, Connecticut, and Florida.     https://bhsusa.com/     #realestatebuyers #nycrealestate #realestate #vincerocco #TNYRE #theeverset #roadwaymoving #newyorkrealestate #nyc
Your Reputation Precedes You
2025/10/09
Today on the show, we dive into a simple but powerful idea: your reputation is what arrives before you do. Long before you shake a hand, speak a word, or present your credentials, people already have an impression of who you are. That impression—fair or not—shapes how they listen to you, trust you, and decide whether they want to work with you.     Whether you're a real estate professional competing in a crowded market, an entrepreneur trying to stand out, or simply someone navigating relationships and opportunities,  your reputation is the silent ambassador that speaks on your behalf. And in today's hyper-connected world, where information—and misinformation—travels at lightning speed, reputation doesn't just matter; it can be the difference between doors opening or closing before you even arrive. In this episode, we're going to break down how reputations are built—intentionally or by default—why they carry more weight than ever, and what you can do to shape yours with purpose.     We'll uncover strategies to make sure the story people tell about you matches the one you want told. Featuring Bess Freedman, CEO of Brow Harris Stevens, alongside Jared Antin and Ben Willig of Brown Harris Stevens.
Concepts of a 15 Minute City
2025/10/02
Today on the show, the concept of a 15-minute city has significant implications for real estate, as it envisions neighborhoods where residents can access work, shopping, schools, healthcare, and leisure within a short walk or bike ride from home. For buyers and renters, this model translates into greater convenience, livability, and lifestyle appeal, often driving demand and increasing property values in well-planned areas.    As more cities embrace the 15-minute framework, real estate markets are shifting to prioritize location and accessibility over sheer square footage, reshaping what makes a property truly desirable. Featuring guests Ante Jakic or Compass and Peter Zaitzeff of SERHANT.
