Not Every Client Should Be Your Client — A Simple Filter for Buyers & Sellers
2026/10/06
Just because someone wants to hire you doesn’t mean you have to say yes. Real estate agents spend a LOT of time learning how to generate leads, convert leads, and get clients to choose them. But they don’t spend nearly enough time asking the other question: Do I actually want to work with this person? In this episode, Lindsay talks about why it can feel so freaking hard to turn down business — even when your gut is already telling you the relationship isn’t a great fit — and why filtering your clients can make you a happier and better agent. She also shares a ridiculously simple client filter you can use after every buyer or seller consultation. In this episode: Why agents have such a hard time saying no to potential clientsThe difference between a difficult client and a bad-fit clientWhy someone can be a perfectly lovely person and still not be the right client for youLindsay’s simple filter: Are they ready? Willing? Able? Are you a personality fit? Do they actually want your expertise? How to build questions into your consultations that help you identify fitWhy you should write your filtering criteria down somewhere you’ll actually see themWhy you should assess a potential client right after the consultation — before your ego, scarcity, or the potential commission gets involvedThe goal isn’t to start saying no to everyone. It’s to stop automatically saying yes. Because when you work with more of the right clients, you do better work, your clients get a better version of you, and your business becomes a whole lot happier. Not every client should be your client. ***************************************************** Let's stay connected!  💼 Coaching with Lindsay – happyagent.co/coaching Get personalized strategy, support, and mindset shifts to scale your real estate business without sacrificing your joy. 🎓 Happy Agent Academy – happyagent.co/academy Your go-to resource for freebies, on-demand courses, templates, and tools to help you grow a thriving real estate business.  📩 Join the Happy Hustle Newsletter – happyagent.co/subscribe Weekly insights, strategies, and real talk to help you build wealth, lead boldly, and create a business you love.  📲 Connect with Happy Agent Co. on Instagram or Facebook – instagram.com/happyagentco 📲 Connect with Lindsay on Instagram or Facebook – instagram.com/lindsaydreyer
I Went Viral Twice: 3 Social Media Lessons for Real Estate Agents
2026/09/22
Lindsay went viral on Instagram twice in two months. So what did she learn? In this episode of the Happy Agent Co. podcast, Lindsay shares three social media lessons that changed how she evaluates Instagram content for her real estate business. This isn’t a formula for manipulating the Instagram algorithm or a promise that going viral will transform an agent’s business overnight. It’s an honest look at what happened after the views—and how real estate agents can create content with a clear purpose. Lindsay covers: Why going viral doesn’t automatically make a post valuableThe difference between views, followers, leads, consultations and closingsWhy every piece of real estate content needs a specific jobHow to use TOFU, MOFU and BOFU content in a social media strategyWhat real estate agents should post at each stage of the marketing funnelWhy calls to action should match the audience’s current level of trustHow Lindsay uses Instagram Trial Reels to reach new audiencesWhy lead magnets and email lists are more valuable than hoping the algorithm shows someone another postHow ManyChat helped Lindsay respond when more than 1,000 people requested listing informationWhat agents should have in place before a social media post takes off ***************************************************** Let's stay connected!
My Brokerage Was on Track for $75 Million. I Shut It Down.
2026/09/08
Lindsay's real estate brokerage was on track to close $75 million in sales this year, with roughly $2 million in projected gross commission income. Then, after 15 years, she shut it down. The brokerage hadn’t failed. Lindsay had simply reached a point many successful real estate agents and brokerage owners struggle to admit: she didn’t want to run it anymore. In this episode of the Happy Agent Co. podcast, Lindsay shares the story behind three major pivots in her 22-year real estate career: opening an independent real estate brokerage at 28, moving 500 miles away and learning to lead her team remotely, and ultimately closing the successful business she had spent 15 years building. Lindsay explores: Why leaving a successful real estate business can be harder than leaving a failing oneHow an agent’s definition of success can change throughout their careerThe identity crisis that comes with outgrowing the business or team you builtHow burnout can look like exhaustion, disengagement or simply not wanting the responsibility anymoreWhy external validation, sales volume and production goals can become a trapWhat coaching other real estate agents taught Lindsay about the business she actually wantedThe difference between starting over and starting again with experienceHow to build a sustainable real estate business that supports the life you wantThe question every agent should ask: If you were building your business today, knowing everything you know now, would you build it this way?A real estate business doesn’t have to fail before its owner is allowed to change direction. Agents, team leaders and brokerage owners are allowed to redefine success, make a business pivot and stop pursuing a goal simply because they’ve already invested years in it. If you’re questioning your real estate career, reconsidering team ownership, navigating agent burnout or wondering whether the business you built still fits the life you want, this episode is for you.

It's listing season — and if you've ever had a seller who called constantly, pushed back on showings, or acted surprised by things you know you discussed at the appointment, this episode is for you. Consistent Enough: Why Perfection is Enemy #1
2026/05/05
Consistency is one of the most common pieces of advice in real estate—but for a lot of agents, it’s also the thing that keeps them stuck. If you’ve ever fallen off your marketing plan, ghosted your sphere, or felt like you had to start over every time life got busy, this will help you build a system you can actually stick to.
