Curative Title Deal: Saving a Church Lot From Tax Sale

A Houston church's pastor passed away, nobody could find the church's paperwork, and $38,000 in back taxes had its land headed to a tax sale. Four days before the auction, the church took Derek Wells' cash offer. He drove through a Texas blizzard with a cashier's check on the day his son was due to be born, and nine days after listing, the lot sold, netting about $80,000 in under 30 days. Robert and Cullen didn't come from real estate. One runs a patio cover company in Lake Charles, the other drives for a power company in Arkansas, and they've been best friends for 20 years. They still work full-time jobs, spend 10 to 15 hours a week on curative title, and have closed six to eight distressed property deals since September, including one where they paid $22,000 for two acres that sat vacant for 15 years, tracked the heirs down in Guam, and sold it for $95,000. Curative Title Real Estate in 2026
