Real Estate Market Crash or Something Else
2026/10/21
Every time “real estate market crash” starts trending, I hear the same question from people in my world: is this just a slow patch, or are the rules actually changing?
Deals that penciled two years ago don’t pencil the way they used to. Buyers are hesitating. Sellers aren’t adjusting fast enough. And underneath every stalled deal sits the same pressure — rates, costs, and resets squeezing returns all at once.
I’ve sat through more than one real estate cycle, and this one has a different shape. Construction costs, labor, insurance, utilities, and property taxes are climbing at the same time some adjustable-rate loans written near 4% are coming up for reset. The properties underneath those loans looked fine three years ago. They might not look fine on the other side of a reset.
I walk through what’s converging on property owners and investors right now, why I don’t think this plays out like 2008, and what separates distress that wrecks a portfolio from distress that opens one up.
If your deals have stopped making sense the way they used to, this conversation puts words to what you’re already seeing in your numbers.

Coffee with Bill: Start a Riot Then Build a Baseball Empire
2026/10/14
It's time to grab your coffee and join my friend and mentor, Mike Veeck and I for a very special and long overdue Coffee with Bill discussion. Mike Veeck watched a stadium promotion spiral into a riot that made national news, and turned that chaos into the first brick of a baseball empire.
Mike Veeck is the owner behind the Saint Paul Saints, the Charleston RiverDogs, the exploding scoreboard, a barber chair bolted into the stands, and now the subject of a Netflix documentary.
We reconnected after three decades to talk about what actually separates a hustler from a fraud, why being underfunded can force better ideas, and the partnership that held him together when everything else didn’t.
Mike Veeck’s name shows up in conversations that have nothing to do with baseball: leadership, culture, resilience, and what it takes to build something people actually want to be part of. This one covers the parts the documentary skipped. So enjoy sipping your coffee while you hear about his father’s influence, the role his wife played in telling him the truth, and a management philosophy built on shoestring budgets and borrowed time.
About Our Guest:
Mike Veeck is a nationally renowned speaker, entrepreneur, minor league baseball club owner, and college professor whose "Fun Is Good" philosophy has been featured on 60 Minutes, NBC Nightly News, and The Late Show with David Letterman.
As owner of teams including the Saint Paul Saints and Charleston RiverDogs, and founder of Fun Is Good https://funisgoodteam.com, an employee engagement consulting firm, he's built a career proving that fun, passionate people and organizations are healthier, more productive, and more profitable. His story, chronicled in the Netflix documentary The Saint of Second Chances, traces a colorful baseball dynasty built on wild promotions that changed the game.
Today, he brings that same energy to audiences nationwide through keynotes, workshops, and his ongoing work teaching, writing, and championing a culture of fun wherever he goes. Connect further with Mike on LinkedIn https://www.linkedin.com/in/michael-veeck-74a1851/.

Boston Commercial Real Estate Hides a Different Kind of Deal
2026/10/07
Boston commercial real estate has a line running through it right now, and which side you land on depends on details underwriters don't always spell out for you. I sit down with Doug Landry, CEO of LandUP Capital, who's arranged debt and equity across multifamily, industrial, hospitality, retail, and office conversions throughout New England.
We get into what's separating Boston commercial real estate properties worth investing in from the ones quietly heading toward trouble. A hot asset class cooled off almost overnight. An office market that might be closer to a bottom than it looks. And a specific class of aging buildings turning into the most contested deal in the city.
Doug lays out what actually separates a lender's yes from a pass, the fine print buried in loan-to-cost versus loan-to-value, and the one relationship every investor should have in place before a deal needs rescuing. Rates aren't snapping back to where they used to sit, and Doug lays out what that actually means for underwriting, leverage, and the deal you're looking at right now.

Non-Performing Loans Built a Two Billion Dollar Shadow Bank
2026/09/30
Non-performing loans got Dave Van Horn started with barely a market and even less credibility — no established buyers, no playbook, just paper other investors were passing on. What he built from that is a private capital network doing the job of a bank, without ever becoming one.
I wanted to know his take on how you build buyer trust for non-performing loans when the asset class has no track record, and what happens when that trust scales into billions.
Tune in to hear how his firm quietly rebuilt its whole operating model around a single thesis and why he thinks residential debt still works in a high-rate world.
About Our Guest:
Dave Van Horn is the CEO & Co-Founder at PPR Capital Management https://pprcapitalmgmt.com/, a private equity real estate firm that manages investment offerings which primarily invest in distressed assets and mortgages, as well as residential and commercial real estate throughout the United States, a Certified Exit Planning Advisor, and a published author with BiggerPockets. Global Debt Just Broke The Old Math
2026/09/23
Global debt is sitting near where it stood after World War II, and the math that let governments carry it cheaply for decades just flipped.
I spent this week with the BIS annual report, the read central banks themselves take seriously, and there's a line in it that should stop you before you price your next refinance.
Bond market liquidity that looks fine on a Tuesday can be gone by Friday. Private credit stress is already showing up in the exact corner of the system built to be the safe overflow once banks pulled back. And interest payments are now crowding out room for anything else on the government's ledger, which changes what safe global debt actually costs you, not just Washington.
As a fund manager who buys mortgages and real estate nationwide, I'm reading this report like a workout file — what breaks first, where the stress actually shows up, how to think about the next wave before it lands. It's the same convergence I've been tracking in my latest book, The Storm: Markets Meet Mother Nature — debt, climate, and banking stress compounding each other instead of moving independently — except this time it's showing up at the systemic level instead of loan by loan.
You're the one holding the asset. You're the one carrying the debt. You're the one who has to underwrite the next refinance once the terms have already moved. This is a blunt, experienced read on the risks building in the global economy, and how they impact debt, rates, and real estate next.

Multifamily Trap is Springing Now
2026/09/16
Multifamily investing is where I'm watching the next round of trouble build right now, and the fault line runs straight through how the 2021 and 2022 deals got financed. Ken Gee has worked three seats in this business — CPA, commercial lender, and the operator now writing checks into apartments while a lot of capital sits frozen between fear and FOMO.
The paper bought on short-term and bridge debt is coming due, and the business plans underneath a chunk of it have already slipped. Ken came through the last crisis with investor capital intact, and he walked out with a read on which of these deals survive the reset and which ones land on my desk as a note in trouble.
We get into why larger multifamily holds up differently than office, retail, and industrial when the market tightens, why "never sell" can quietly turn into the most expensive advice you ever took on an aging asset, and how the debt terms you sign today decide whether a slipped business plan is a bruise or a wipeout.
Ken is all-in on multifamily investing right now. I spend my days on what happens when these deals stop working. The distance between those two seats is the whole conversation and where he's putting his own money next is what you'll want to hear from him.
About Our Guest:
Ken is the Founder and Managing Member of KRI Partners https://www.kripartners.com, a real estate private equity and investor education firm. As a CPA, licensed broker in two states, and former commercial lender, he's guided more than $2 billion in transactions, largely in the acquisition, management, and financing of multifamily projects. Mortgage Bankruptcy Is Now Outpacing Foreclosure
2026/09/09
Years of free loan modifications didn't solve the default problem, they delayed it. In more of my markets than I'd like, mortgage bankruptcy filings are already ahead of foreclosures, and the servicing shops, law firms, and preservation firms built for the last cycle keep consolidating or disappearing.
Barry Owens has spent his career deciding what happens to a distressed file once the easy path closes, and we get into why mortgage bankruptcy, not foreclosure, is the number to watch right now, and what changes the moment bankruptcy, instead of foreclosure, becomes the file sitting on your desk.
About Our Guest:
Barry Owens is Managing Director of Asset Bridge Solutions https://assetbridge.us/, the new force in mortgage resolution built to handle the full lifecycle of a distressed mortgage from default to disposition. Note Investing Is Filling Up With Bank Rejects
2026/09/02
Every borrower a bank turns away has to land somewhere. More and more of them are landing in private paper, which means they're landing on you.
Affordability isn't cooling the housing market. It's reshaping who can borrow, how deals get structured, and where your next note actually comes from.
Homes are sitting longer. Price cuts are climbing. And the borrowers showing up in note investing right now are ones the banks wouldn't finance a year ago. Something under this market is moving, and you're pricing paper right in the middle of it.
Nathan Turner joins me to get into what's really moving underneath the headlines. Is it opportunity, or is it risk creeping back in?

Private Credit Won't Survive a Hard Look
2026/08/26
Something is turning in the loan books, and if you hold paper or source your own deals, it's already moving toward you.
The distress in private credit that keeps getting written off as noise is only getting started. FHA defaults are working loose. The collateral behind a lot of private credit won't hold up to a hard look. And the firms that packaged it are about to find out what they actually own.
I've resolved thousands of distressed situations, and the early tremors always look like this. I wouldn't be surprised to see a major private equity firm go down this year, and I won't tell you here where the first crack shows.
The distress is coming either way. The only question is who's positioned to catch it and who becomes the next file on someone else's desk.
I sat down with veteran broker and Founder of Benajmin Capital Group, Joe Bettag, who's been in the distressed game since the subprime crisis, to get into where this actually lands. Pull up a chair.

Climate Change Is Coming for Your Real Estate
2026/08/19
Put the last five years of weather on one screen. The quakes. The heat domes. The fires that jump highways. The floods that sit for weeks. Typhoons snapping records they set the season before. The words we use to keep this rare, thousand-year event, once a century, stopped being accurate some time ago.
Climate change is one current, and it isn't even the one that reaches your real estate first. I've spent decades resolving distressed property and I've never watched this many forces stack up at once, one on top of the next, all of it landing on whoever's holding the asset.
A cost that used to be a footnote on the closing statement now decides whether a place is worth owning. Owners on fixed incomes, lenders, commercial operators, nobody in that chain sits it out.
This isn't panic. It's preparation. We're the only country on Earth still treating this like a political opinion of tree huggers versus capitalists, instead of what it actually is for anyone holding real estate: exposure.
Climate is one current. Debt is another. Where these forces meet, and whose ground gives first is what you'll read about in greater depth in my latest book, The Storm: Markets Meet Mother Nature.
The Storm: Markets Meet Mother Nature has received critical acclaim since release in April 2026, opening the conversation of how converging forces are reshaping markets and offering the framework for investors and institutions to navigate what comes next. Microdevelopment Is Repricing California
2026/08/12
California real estate is repricing right now, and it's not the big projects doing it. Microdevelopment is what's moving, and if you're buying in this state, it's already changing what your next parcel is worth.
Jared Jones of Middle Housing Partners has 600 units finished and 600 more in motion, and he's watched microdevelopment take a bigger and bigger piece of California's housing starts. REO Properties Don't Come Empty
2026/08/05
You won the asset. The hard part was supposed to be over. Then you find out who's still inside and a clock you didn't know was running starts counting against your capital.
REO properties rarely come empty. I sat down with Windy Keefe, who's spent two decades running the problems that decide whether a recovery holds — occupied homes, squatters, cleanouts, the vendor network that either protects your basis or leaks it out one line item at a time.
You've handled all of it. She built the database that tells her, in a single phone call, which REO broker protects your basis and which one only looked good on paper.
There's a shift coming to REO listings that changes the math on where your capital goes next. Windy sees it forming. I pulled it out of her. Where and when it lands is in the episode.

Headlines Hiding Housing Market Truth
2026/07/29
The housing story we're hearing in the headlines and the housing market that's actually trading stopped matching a while ago. If you're reading the coverage and pricing your deals off it, you're working from the wrong map.
Rick Sharga is back on the show. We get into where the headlines and the numbers split, the quiet pressure deciding who keeps their home and who hands it back, and the spot where the real distress is building while everyone stares at rates.
Your exposure is sitting inside that gap right now, and the coverage won't show you where. Join us to hear what the numbers are actually saying about the housing market and what to do before it lands in the data.

National Debt Is Just the First Wave
2026/07/23
National debt just crossed thirty-eight trillion, and rates have climbed to meet it. Every loan and every property you hold costs more to carry than it did a year ago. That's the front on every headline.
It isn't the only one I'd watch. While that story ran on the front page, another pressure quietly moved in underneath it and it's already changing what your assets are worth and whether you can insure them at all.
Your holdings are sitting right where those pressures meet. And they're only two of the currents I'm seeing converge over decades of resolving distressed real estate. The full convergence is what The Storm: Markets Meet Mother Nature is about. The forces that used to move on their own tracks now stacking on top of each other.
The pressure is already in your portfolio. Where it lands first, and when it starts repricing the specific loans and property you hold, is the read I lay out in this episode and in greater depth in my latest book, The Storm: Markets Meet Mother Nature.

Private Credit Looks Too Clean
2026/07/22
The spread looked clean. The EBITDA held. The paper priced right where it always does. Sit with that a second, that's the tell.
Private credit turned into the easy yes on your desk. Steady yield, no theatrics, a number nobody bothered to re-check. Robert Checchia sits where those numbers get built, and what he sees underneath them doesn't match the calm up top.
A gap is widening between what a borrower's paper says they can carry and what they can actually carry. It's thin today. It won't stay thin. And when it opens, whoever's holding private credit on the wrong side of it doesn't get a heads-up, they get repriced overnight.
I've watched distress show up exactly like this for decades. Quiet, well-documented, marked safe right up until it wasn't.
Robert Checchia, CFO of Benzinga, sits down with me to separate what the private credit numbers show from what they're hiding. The signal he's tracking is already in your market and the read you're being handed on it may be the wrong one.
If you're carrying debt exposure right now, get this read before the market makes the call for you.
