Episode 11: The Other Side of the Fence, with Julia Doyle from Place Camp Hill
2026/10/22
Most weeks we bring you the buyer's side of the Brisbane market. This week we're crossing the table. Curtis is joined by Julia Doyle, Partner at Place Camp Hill, who sells homes across Camp Hill, Carina, Carina Heights and Coorparoo. Julia shares what she's seeing from the vendor's side right now, and what buyers should understand about how agents work. In this episode: • Why buyer sentiment has shifted from fear of missing out to fear of overpaying • The four numbers agents watch in every campaign • Why auction still works in a challenging market, and why passing in isn't a failure • Dream price, fair price and walk-away price: how to prepare for auction day • Seller motivation, vendor expectations, and what's selling now • Why giving agents feedback (and turning up on auction day) helps buyers get ahead • Julia's Fast Five: Camp Hill's best street, most underrated pocket, lunch and coffee Thinking about buying in Brisbane? Episode 10: The Renovation Trap: When Improving a Property Doesn't Improve Its Value
2026/10/15
Spending $100,000 on a renovation doesn't automatically add $100,000 of value. In this episode, recorded in the middle of Curtis's own renovation, Curtis Browning (valuer and director of Investeps Property) and buyer's agent Trent Ryan talk through when renovating adds value and when it just adds cost. In this episode: - Why every street and suburb has a price ceiling, and how using the wrong comparable sales leads to overcapitalising - Why bedrooms and bathrooms shift value more than finishes, and how to work with the floor plan you have - Why a half-finished renovation can tell a buyer's agent more than the listing does - How one client who flips properties changed his approach after the budget, and why carpenters are so hard to find - Kerb appeal, first impressions and the layouts that suit investors - When renovating makes sense, and whether to renovate before you sell Thinking about a renovation, or a renovated property you're looking to buy? Episode 9: Brisbane Property Market Update, October 2026: Rates Up, Values Down. What's the Reality?
2026/10/09
Brisbane recorded the sharpest monthly fall of any capital city in September, and the Reserve Bank lifted rates again. So what's actually happening on the ground? In this month's market update, Curtis Browning and Trent Ryan from Investeps Property go through the latest Cotality figures and what they mean if you're buying or selling in Brisbane right now. In this episode: • Brisbane values down 1.5% in September, 4.7% over the quarter, and still up close to 6% over 12 months • Why the data lags the market by two to three months • More choice and more time for buyers who are ready • What the cash rate rise to 4.60% and rising fixed rates mean for borrowing capacity • Sales down around 27%, but three in four sales are still happening • Subject-to-sale chains, renegotiating, and a $60,000 win • Why old appraisals and six-month-old sales can mislead you • Three takeaways for buyers Plus, Trent is off to the Caribbean to coach at the over-40s Cricket World Cup. Episode 8: 7 Property Investment Mistakes That Could Cost You
2026/10/01
Buying an investment property? It's not always the obvious mistakes that cost you. A cheap purchase price doesn't necessarily mean good value. A popular investment location isn't automatically the right choice. And what happens after you've bought the property can be just as important as the purchase itself. In Episode 8 of Brisbane Property Pulse, Curtis Browning and Trent Ryan discuss seven common mistakes they see property investors make and what buyers should consider before making their next investment decision. From following market trends without a long-term strategy to overlooking future housing supply, ongoing expenses and potential resale challenges, they explore the details that can make a difference to an investment's performance. They also discuss the influence of personal preferences on investment decisions, why understanding your financial goals matters and the importance of having a clear exit strategy before you buy. Whether you're purchasing your first investment property or expanding an existing portfolio, this episode offers practical insights to help you approach your next purchase with greater confidence. Episode 7: Investing in Brisbane: Understanding the Markets Within the Market
2026/09/24
Thinking about investing in Brisbane? Understanding where you buy is just as important as deciding what to buy. Greater Brisbane spans five local government areas, each with its own property markets, housing styles, infrastructure, development activity and investment considerations. In this week's episode of Brisbane Property Pulse, Curtis Browning and Trent Ryan take you across Brisbane City, Logan, Moreton Bay, Redlands and Ipswich, exploring what makes each area different and what property investors should consider when deciding where to buy. They also explain why choosing the right suburb is only part of the equation. From future housing supply and owner-occupier demand to school catchments, flood overlays and street position, even neighbouring properties can have very different investment potential. Whether you're investing locally or considering Brisbane from interstate, this episode explores why understanding the nuances of each market matters to your investment strategy. LISTEN. WATCH. Episode 6: September Brisbane Property Market Update: Is Now the Time to Buy?
2026/09/17
Brisbane property values are falling. But for buyers, that might not be bad news. With properties taking longer to sell, vendor discounting increasing and competition easing, buyers have something they haven't had much of in Brisbane's recent market: negotiating power. In this September market update, Curtis Browning and Trent Ryan look beyond the latest Cotality numbers to ask the question that matters if you're considering your next move: is now actually a good time to buy? They discuss where buyers are gaining leverage, why recent sales evidence matters in a changing market, the return of subject-to-sale conditions, and why being prepared could put you in a stronger position when the right opportunity appears. Curtis and Trent also look at established versus new property, construction costs and what investors considering a new build should be thinking about in the current environment. LISTEN. WATCH. Episode 5: Upsizing, Borrowing & Buying: How to Finance Your Next Property Move
2026/09/10
From rugby teammates to working on different sides of the property industry. Curtis Browning and Andrew Ready go back a long way, from playing against each other at school to representative rugby, time at the Reds and in France. Today, Curtis works in property, and Andrew has made the move into finance and mortgage broking with The Brokerage. In Episode 5 of Brisbane Property Pulse, they swap the rugby field for the property market to talk about the finance decisions facing Brisbane buyers right now. They cover upsizing and bridging finance, buying and selling at the same time, keeping your first home as an investment, changing borrowing capacity, and why the lender you choose can make a significant difference, particularly if you're self-employed. Andrew also shares some real client scenarios and explains why getting your finance structured before you find the property can open up very different options. And, naturally, there are a few rugby stories along the way. LISTEN. WATCH. CHAT TO US. Episode 4: New vs Established: Which Makes More Sense for Brisbane Property Investors?
2026/08/27
Changes to lending and tax settings have changed the equation, but the answer isn't as simple as choosing one over the other. In Episode 4 of Brisbane Property Pulse, Curtis Browning and Trent Ryan compare new and established property from an investor's perspective,  including what your budget can buy in different parts of Brisbane, the importance of land and location, depreciation and maintenance, rental competition, and some of the risks investors need to consider with new builds. Episode 3: Brisbane Property Market Update: What’s Changing for Buyers and Investors?
2026/08/20
Brisbane’s property market is shifting, and those changes are now becoming more visible in the data. In Episode 3 of Brisbane Property Pulse, Curtis Browning and Trent Ryan unpack the latest Cotality housing data and compare it with what they’re seeing on the ground across Brisbane. Properties are taking longer to sell, vendor expectations are adjusting, and off-market opportunities are increasing. At the same time, different price segments are behaving very differently, lending conditions are changing, and developers remain active in parts of the Brisbane and Moreton Bay markets. Curtis and Trent discuss what these changing conditions mean for property investors, why recent comparable sales may already be out of date, and where changing buyer and seller behaviour could be creating opportunity. Episode 2: How We Found $70K in Value: Two Brisbane Property Case Studies
2026/08/12
What does a good property deal actually look like — and how do you know you've bought well? In Episode 2 of Brisbane Property Pulse, Curtis Browning and Trent Ryan take you behind the scenes of two recent Brisbane property purchases. The first starts with a Sydney investor, a $900,000 budget and a property on the Redcliffe Peninsula that initially looked out of reach. Trent explains why he kept watching it, what he noticed that other buyers may have missed, and how a patient negotiation ultimately secured the property for $880,000, before an independent bank valuation came back around $70,000 higher. Then Curtis shares a very different client story: an investor later in life looking for a property that could perform as an investment today but potentially become home in retirement. The search led to a renovated Greenslopes unit with an unusually large courtyard, bought below a recent comparable sale and independently valued $38,000 above the purchase price. Along the way, Curtis and Trent discuss investor briefs, land size, owner-occupier appeal, what they look for at inspections, reading buyer competition, negotiating with selling agents and why independent valuations form an important part of the Investeps buying process.
