A lot of flippers run their numbers, feel good about the deal, and buy the house. Then it takes longer to sell and costs more than they expected, and by the time it closes, the PROFIT they were counting on is mostly gone. Most of them can't even tell you where it went. I made the rookie mistake and bought a deal outside my buy box. A $40,000 rehab turned into $85,000. The property sat on the market for 12 months!
